Now in its second year, this annual international award for excellence in architecture, interior design and urban planning combines architectural quality with sustainability in real estate investments

This year's edition of The Plan Real Estate Award is only the second of its kind but the recognition has already become one of the most sought-after by designers and architects working in eco-friendly real estate. International examples of excellence in architecture, interior design and urban planning compete for the award. 

The jury members are prominent experts from the business, academic and design worlds, and include Barbara Cominelli, CEO of JLL Italia, and Carlo Ratti, founder of the design studio by the same name, CRA – Carlo Ratti Associati, and professor at MIT in Boston, helming the Senseable City Lab. These are alongside Mario Breglia (President of Scenari Immobiliari), Gilda Gastaldi (President of GSD Foundation), Luca Giannelli (CEO of United Consulting), Elisabetta Spitz (Special Commissioner for Sorgente SGR and for the Venice MOSE) and Ezio Micelli (Professor at IUAV Venice). They are joined by Nicola Leonardi (Co-founder and Editor-in-Chief of THE PLAN) as jury secretary and non-voting member.

What makes The Plan Real Estate Award unique is the fact that candidacy is open to individuals and groups as well as to companies connected with the real estate realm (property developers, savings management companies, property investors, asset management companies, construction consultancy firms, general contractors, real estate advisors), and entries may be Future (future or in progress) or Completed (finished in the last three years) projects, in one or more of the four categories.

> Investment and Asset Management: enhancement, sustainability and management of property operations. Innovative business action and process industrialisation. Dialogue between the players.

> Innovation and Design: architectural development and creativity. Design involving technological and digital innovation.

> ESG – Environmental, Social and Corporate Governance: environmental footprint. Impact on the social and economic fabric of the context.

> Public Infrastructure and Facilities (new category).

As for 2022, there's still time until 31 July to sign up. The international real estate market is rich in examples of excellence, but one city particularly standing out as far as innovative eco-friendly projects are concerned is Milan. Among these, a special mention should go to Cefalonia 18 (a real estate development by Borio Mangiarotti), Milano 3.0 (six residential buildings comprising 260 flats designed by Studio Atelier Femia as part of the Next Generation Living initiative) and City Pop (micro homes proposed by the Artisa group). We believe that projects of this nature can confidently compete for ‒ and win ‒ The Plan Real Estate Award 2022.

THE PLAN Real Estate Award 2022: showcasing the best property development projects

Six Winners, two Special Mentions and an Overall Winner were chosen for the 2021 awards. The Investment and Asset Management category saw InvestiRE SGR's Arcadia Center (designed by Giuseppe Tortato Architetti) and Costim's GSM ‒ Chorus Life (by JDP Architects) win in Completed and Future projects respectively. A special mention was given to Camplus for its Camplus Santa Marta (designed by Alberto Albertini).

CEFALONIA 18: ECO-FRIENDLY HOMES A SHORT STROLL FROM THE MIND DISTRICT

Number 18 Via Cefalonia is a new real estate development by the company Borio Mangiarotti, with an investment of €16 million: it is currently under construction between Via Cefalonia and Via Sapri, very near the Garegnano Charterhouse. The site is located not far from the Cascina Merlata public park and the dynamic MIND district, which is well-connected to Milan city centre and is experiencing great input.

One of the hallmarks of this project ‒ besides it being a class-A NZEB (nearly zero-energy building) complex ‒ is that it will provide an excellent combination of private and public spaces, where inhabitants will be able to share green areas and services, without overlooking that all the first-necessity amenities, such as schools, supermarkets, gyms, restaurants and cinemas, are available in the immediate proximity.

Bearing the signature of Studio Calzoni Architetti, the project creates a residential complex with 56 apartments of varying sizes in two buildings of four and seven storeys, both looking out over a courtyard featuring a large green area with trees, shrubs and ornamental plants. The courtyard will be the focal point for interaction between the complex's new inhabitants and, to give substance to this sense of identity and community, will accommodate a site-specific installation by the artist Chiara Zucchi.

Works completion and property consignment to the new owners are scheduled for June 2024.

MILANO 3.0 ‒ ECO-FRIENDLY APARTMENTS WITH FULL-HEIGHT GLAZING

Residing in Milan without feeling like it's Milan. Living enveloped in nature without being too far from the city centre. With the Milano 3.0 development, in the Milano Tre neighbourhood, Studio Atelier Femia has designed its new Next Generation Living project: six residential edifices comprising 260 flats of various sizes looking out onto a lake and an extensive surrounding park. 

Interplay between projections and voids, textures and materials, spacious terraces and abundant green nature: these are the architectural ingredients transforming Milano 3.0 into a sculpture park to be enjoyed. The relationship between the homes and the landscape is a feature of the entire complex, which expands on its architectural details: from construction of its large podium, offering a succession of shrubs and plants, to the seating and relaxation areas, through to the shimmering lozenge-relief ceramic cladding of the buildings ‒ a distinctive trait of Alfonso Femia's architecture and one that endows his designs with movement varying with the natural light reflected.

Other interesting aspects are the loggias and façades, the bay windows and the full-height expanses of glass enabling residents to enjoy the beauty of every season. Numerous facilities are also included, such as a custodian's office, a locker room, a welcoming multifunctional area overlooking the lake, indoor and outdoor fitness areas, a playground for children, a socialising space, and rooms for parking bicycles and pushchairs.

Thanks to the work in conjunction with Milano Contract District and other partners, also from an interior design standpoint there is impressive quality in the choice of wooden flooring, tapware and door fixtures, which were all custom-made for the project.

CITY POP: ARTISA GROUP OPENS THREE NEW CONSTRUCTION SITES IN MILAN

Places for living in, not just for staying in. This is a format designers are focusing on today, setting out from the assumption that living ‒ now in 2022 ‒ is an experience hovering between what a four-star hotel can offer and a classic residence complex with all its comforts and mod cons. This is because the needs posed by our daily life ‒ whether dictated by work or other aspects ‒ have significantly changed. Well aware of this is Artisa, which for some time now has been offering City Pop in many key towns, the latest being Milan. Currently active in Switzerland, the City Pop format offers fully furnished micro homes of 28-83 m2 fitted with all modern comforts. They may be rented for periods ranging from 4 to 52 weeks and can be booked with the same ease as a hotel, catering to the requirements of people away on business or for work, students, young couples and the retired.

The interesting thing about this project is that it is based on an innovative living concept: housing as a service. City Pop therefore offers a vast range of on-demand services that can be booked and managed through its special app, with round-the-clock customer care. In fact, the app stands as the heart and engine of the City Pop concept, enabling users to book and manage rental contracts, communal spaces and services all by themselves. 

Artisa is exporting the City Pop format to various locations in Europe, including ‒ as already mentioned ‒ Italy: work is starting at no. 137 Viale Monza, Milan, where the first Italian City Pop site will be, upgrading an area that was once a 15,000 m2 production plant, now to be used as a hotel. The new building will house 247 flats, plus recreational, shopping and business spaces, as well as underground parking for use by the tenants.

Instead, a second Milanese City Pop site will be created at no. 118 Alzaia del Naviglio Grande. The building work for this project will begin in the latter half of this year, and it will involve development of an edifice of about 7,000 m2, resulting in 109 apartments, leisure and co-working areas and 34 underground parking spaces.

Another in Milan, the Artisa group is also renovating the building at no. 32 Via Turati, which shares its site with the Palazzo della Permanente museum, purchased last October. Designed by Achille and Pier Giacomo Castiglioni and by Luigi Fratino, the skyscraper offers 4,200 m2 of office space, which will be totally upgraded, keeping its current use but preserving its historic value through respectful renovation in a contemporary key while also carrying out a seismic retrofit. The tower block will house fully sustainable offices redesigned in light of the new needs and priorities brought by the pandemic, with flexible spaces to ensure safety also in terms of health. The renovation work will begin soon and will last approximately 18 months.
