Monterosa91: a new vision for work-life balance in Milan

A complex of office and communal spaces is inaugurated amongst green surroundings near City Life and San Siro. The AXA IM Alts property has been converted into an urban campus offering a broad range of facilities

Work spaces with refreshment spots, events areas, communal zones and meeting rooms, all surrounded by green nature in the heart of Milan. Located in a strategic position just a short stroll from City Life and San Siro, the Monterosa91 new complex of office and communal spaces is an innovative and eco-friendly urban campus, an ideal solution for companies wishing to provide their staff members with versatile comfortable areas where they can work in peace and enjoy moments of relaxation in close contact with nature.

Designed by Renzo Piano Building Workshop, the project is the second upgrade for the former industrial site of the Isotta-Fraschini car manufacturer. The first project too ‒ completed about 20 years ago ‒ was by the same Genoa-based studio. The complex, which has housed Siemens-Italtel, Il Sole 24 Ore and PwC, today is also premises to the 24ORE Business School. The overall floor space ‒ one of the largest in Milan ‒ is 80,000 m2, where rented offices account for 47,000 m2, with a large green area.

Management is entrusted to the AXA IM Alts group on behalf of its clients. The owners were very keen to convert what was strictly office facilities into a sort of mixed-use campus, designed to best respond to the needs of the occupants and the surrounding urban context, to become an important hub for the whole city.

Crèche, gym and relaxation areas for flexible work spaces

Monterosa91 can accommodate up to 12 companies and offers a broad range of facilities, including a crèche, a gym, a restaurant and various relaxation areas so that it can fully respond to the changing demand in work places, which need to be ever more versatile and dynamic, driving well-being and comfort. It is precisely from this perspective that the designers decided to shape the campus around a gallery for a permanent collection of artworks by Italian artists. This is accompanied by Parco della Luce: the 10,000 m2 'park of light' will also be open to the city's inhabitants as of September 2023.

Underlining the success of this project that introduces a variety of cultural and social opportunities was the event held last 4 July, which incorporated the semi-final of Italy's most important literary competition, the Strega Prize.

The first WiredScore Platinum building in Italy

The three 7-storey U-shaped buildings making up Monterosa91 have achieved WiredScore Platinum certification, awarded for the first time in Italy. The complex was in fact upgraded to reach the highest standards of eco-sustainability, and to use technology to implement its management systems and reduce energy consumption.

Thanks to the various energy efficiency measures brought into play, including the complete overhaul of the M&E systems and photovoltaic panels fitted on the roof, it is estimated that the renovation will reduce energy consumption by 40%.

The complex will also be LEED Core and Shell Platinum certified, with particular attention to cooling, heating and energy efficiency, as well as LEED EBOM Gold, to ensure the edifices are efficient when operating.
