Cnp Unicredit Vita headquarters: A green renovation in Milan

Studio Architettura Crivelli-Lazzati

Office&Business  /  Completed
Studio Architettura Crivelli-Lazzati

The idea for the project started with the client’s request of modernizing the building with the purpose of creating a working space functional and comfortable and to improve the energy performances. The goal was to transform the headquarters making it more efficient and functional using innovative technologies and materials suitable to reach sustainability.

The concept started with the study of the urban contest where the two buildings are located and their connection with the neighbourhood: from the main path to the interiors to the function and their interactions. The elements, which provide lightness, well-being and functionality inside, have been brought outside on the exterior components, not just in the composition but also the material choice.

Facing Cornalia Street

In the last years, the area between Piazza Gae Aulenti and central station in Milan have been subject to a consistent urban transformation. Residential and office buildings in contemporary style, with prominent use of glass and metal. Fitting in the pre-existing structures, the project aimed to obtain a sustainable façade system to allow high internal environment comfort. The façades have been designed to mitigate the environmental impact with the surroundings, using wide windows interrupted by string courses and components outdoor to replicate the indoor image. The new look of the buildings has improved the whole image of the neighbourhood giving back the sensation of order and lightness, thanks also to the positioning of adequate lightning and the creation of green areas outdoor.

The project was developed with a green perspective of energy containment, through the installation of high performing systems and solar panel for clean and renewable energy electricity supply. The curtain wall façade has been designed with high performing windows that guarantee less heat dispersion. Additional devices have been installed to limit water consumption and allow a more conscious use of the water. Moreover, green elements have been installed outside: from the creation of green areas on the ground floor to the positioning of an area dedicated to biodiversity on the rooftop with the placement of beehives to support the repopulation of bees. These measures led the building to obtain a GOLD LEED certification (PROJECT ID: 1000180483 –RATING SYSTEM LEED: w4BD+C:NC – 12/05/2024).

Facing details

The strength point of the project is sustainability. Since the beginning the design was oriented towards the improvement of energy performance and energy savings. The aim was to bring wellness into workspaces making them comfortable and sustainable, using glass partitions, to create bright and continuous space, maintaining privacy. Relaxing areas have been realized at every floor, as well as phone booths to grant privacy. A larger refreshment area and a small art gallery have been placed on the ground floor, creating a relaxed work environment and improving social interactions. The spaces are modulated in function of their use, and their illumination was designed with a DALI system, that allow the compensation of light, balancing it with the one coming from outside. Enhancing natural light coming from the windows consent a diffuse lighting, that creates well illuminated spaces and a consequent energy savings. The installation of green walls, the Mosswall system, that absorb the excess of humidity, contributes to achieve a hygrometric indoor wellness. The presence of green is pleasant to see, and is good for the environment, too. For this reason, green spaces have been realized in different areas: at the main entrance and under the cantilever roof, mitigating traffic and making access to the building welcoming, in the inner courtyard (for exclusive use) and on the roof to contribute to the preservation of urban biodiversity.

Entrance and reception
The realization of the project has been challenging: the synergy of different skills granted an excellent renovation work, both from architectural and high-quality environmental point of view. The accomplishment fully satisfied client's needs, and, at once, redeveloped an important area of the neighbourhood. The renovation gives a new image of modernity and lightness. Sustainable technologies and green solution are a consistent green renovation for whole area.
