Within the complex layers of the urban landscape, the architecture studio OBR adopted an approach that fosters dialogue between the existing architecture and the city of the future, combining present and past in anticipation of what’s to come. The project’s quality can be found in the crucial role attributed to open spaces, conceived as gathering and meeting places. Toq13 is a nexus of energy that unites people, where city life can be celebrated, and ideas can easily fertilise, contributing to the city’s development and renewal. The contemporary insertions on the original architecture are in continuity with the typically Milanese geometric rigour intrinsic to the building. This renewed identity transpires from a set of façades that alternate to create a coherent and unified system.

Eye view

TOQ13 is a crucial step in redeveloping the Portanuova district, playing a key role as a strategic junction in the area. In line with the regeneration process of Via Tocqueville and Via Bonnet, to which the Corso Como Place complex belongs, the building maintains the rigour of the pre-existing structure. Concurrently, it elevates itself to an expression of contemporary formal and technical perspectives, making the understated Milanese uniformity its distinguishing trait. The strategy adopted by Studio OBR kept the sober style of the existing building to better integrate it into the historically significant urban fabric. Rhythm and rigour become the meaningful elements of an architecture that maintains its landmark status through its ability to "shape the city".

Façade

TOQ13 is a Nearly Zero Energy Building (nZEB), which aims at energy self-sufficiency and is a significant contribution to the European taxonomy’s environmental goals. All development stages comply with the strict Do No Significant Harm (DNSH) criteria, ensuring an approach that does not cause significant harm to the environment. Priority was given to the circularity of resources, implementing a recovery and recycling policy that covered at least 75 per cent of materials from construction and demolition. The focus was on preventive measures, through air and water quality management plans implemented during construction and using materials with low volatile emissions. Sustainability applies to the building's roof, which houses an impressive 600 sqm photovoltaic Flying Carpet.

Front Façade

Some project’s distinctive elements include the curtain walls on all sides which open the view to the outside and allow natural light to permeate the workspaces and communal areas. The façade comprises three sides of continuous modules with alternating glass and opaque metal portions, which guarantee maximum internal flexibility for different
workspace configurations. For the southern extension, a continuous, modular, lighter and transparent façade, has been designed, which allows a glimpse of its internal structural components. Outdoor spaces were conceived as environments for sharing and outdoor working. An example of these are the covered podium spaces at the foot of the building, embellished with greenery and designed for breaks and informal meetings. Onother key dinctive feature is the "Flying Carpet", a vast rectangular rooftop, identifiable within the city's aerial map and from the Portanuova towers. This rooftop hosts an extensive photovoltaic installation combining an architectural style and energyenvironmental purpose. With its 326 photovoltaic panels distributed over about 600 square metres, the Flying Carpet can generate about 120 kWp. It is a passive and active system which helps reduce solar radiation on the top-floor glazing, shields the plant system located on the roof from view, and generates energy, significantly enhancing the building's energy performance.

Lobby
The Tocqueville acquisition is in line with our strategy of increasing our exposure to Milan Porta Nuova and adds to our portfolio an office property which offers an interesting rental growth potential. The features of the Tocqueville complex are coherent with the deep experience of COIMA in creating value by repositioning properties.
