Modern Times reimagines high-density housing as a living, breathing community shaped by climate and culture. Inspired by the traditional garden homes of southern India, where rooms open into lush outdoor spaces, the project transforms the apartment into a horizontal garden experience stacked vertically. Set on a narrow site in a flood-prone tropical city, it combines single-level units with wrap-around gardens and duplexes with sweeping views into layered bioclimatic gardens. Staggered greenery, open plans and elevated services offer privacy, natural cooling and resilience while creating a thoughtful alternative to generic vertical housing.

Project Response to its Surroundings:

Located in a high-density urban corridor with excellent connectivity, Modern Times integrates greenery as infrastructure, central to both form and function. The 40-unit tower rises as a vertical garden, softening the city’s hardscape with layered, bioclimatic landscapes.

Staggered gardens are more than visual relief: they buffer noise, filter air, harvest rain, and cool the microclimate. Designed for a tropical setting, the building’s orientation and ventilation strategy enhance thermal comfort, offering residents a rare sense of quiet and comfort within the intensity of the city.

Vertical Community Connected by Nature

Conceived as more than a building, Modern Times functions as a vertically layered ecosystem that responds to climate, ecology, and urban life.

  • Bioclimatic gardens: 150 trees and 8,000 shrubs act as thermal buffers, air filters, carbon sinks, and biodiversity corridors.
  • Climate responsiveness: Staggered greenery cools via evapotranspiration, regulates humidity, reduces noise, and shields against monsoon winds.
  • Sustainable materials: Terracotta block external walls and Porotherm internal walls offer insulation, breathability, and low embodied energy.
  • Energy & water systems: A 38.5 KWp solar array powers common areas, supported by rainwater harvesting, greywater recycling, and smart irrigation.

Modern Times challenges conventional high-rise design by transforming an urban tower into a vibrant, vertical ecosystem. Positioned strategically along a bustling commercial corridor, the project redefines city living, merging the vitality of urban connectivity with the tranquility of nature. Drawing inspiration from traditional garden homes of southern India, Modern Times introduces nature as an essential architectural element. Each single-level apartment enjoys expansive wrap-around gardens accessible from every room, recreating the intimacy of a villa at height. Duplex residences feature dramatic double-height interiors, visually connected to lush cantilevered gardens, weaving nature seamlessly into daily life. The layered landscape, abundant with native flowering species, creates a dynamic facade that evolves organically through seasons. These staggered gardens also function as high-performance bioclimatic systems, cooling through evapotranspiration, filtering air, reducing noise, and shielding interiors from Kochi’s intense monsoon rains. Terracotta external walls and Porotherm internal blocks further enhance thermal efficiency and reduce embodied energy. Elevated community zones, shared terraces, and multi-level rooftop gardens encourage resident interaction, reinforcing the project’s ecological ethos. Modern Times sets a new benchmark for sustainable urban density—creating living spaces that are rooted, responsive, and restorative.

Modern Times is a reinterpretation of what urban living can be today. It shows that going vertical doesn’t mean giving up space, gardens, or natural light. Designed with sustainability in mind and grounded in its location, it brings together urban convenience, calm, and greenery. It demonstrates that apartment living can be spacious, connected, and in harmony with both its environment and community.
