The Piraeus Tower, often referred to as the city’s “sleeping giant,” has been reborn as Greece’s first green and digital high-rise building. Originally envisioned in 1972 under Mayor Aristeidis Skylitsis as the Maritime Trade Center of Piraeus, its structure was completed in 1974, yet only the first three floors were ever used, leaving it unfinished for almost half a century. In May 2019, after an international tender launched by the Municipality of Piraeus, the project was awarded to Piraeus Tower S.A., a joint venture of DIMAND Group, the EBRD and Prodea Investments, under a 99-year concession. Today, this 22-storey landmark hosts offices, retail, wellness and F&B spaces, symbolizing the city’s wider urban regeneration.

Located at the gateway of one of Europe’s major passenger ports, the Piraeus Tower reconnects the city with its maritime and urban identity. After decades of abandonment, its redevelopment has transformed a dormant landmark into a catalyst for value creation and sustainable growth. The building integrates seamlessly with the surrounding mix of manufacturing, gastronomy and business activity, creating a renewed focal point for the local economy. With direct access through two new metro stations, it now accommodates around 2,000 employees and visitors daily, bringing consistent movement to the area. The project has boosted investor confidence and encouraged wider regeneration initiatives, while its presence as the port’s tallest building symbolizes Piraeus’s ongoing urban transformation.

The Piraeus Tower has achieved LEED Platinum certification, becoming Greece’s first high-rise to earn this distinction, and is also enrolled in the WELL Core™ program to support occupant health and well-being. Exceeding national energy requirements by three levels, it attains an A+ rating under the KENAK system. Its sustainable design includes a 10,000 m² double-skin façade that reduces solar gain by 45% and lowers cooling demand, as well as a 500 m² photovoltaic system generating clean energy. More than 126 tons of glass from the original façade were recycled and partly reused. The rooftop features 1,000 m² of Mediterranean planting irrigated with collected rainwater, while smart systems monitor air and water quality and provide increased fresh air throughout the building.

The Piraeus Tower is designed to offer a complete, people-centered experience for tenants and visitors. A 24/7 reception and security service ensure safety and comfort from arrival. As a mixed-use building, it brings together workplaces, retail, wellness and dining, creating an active environment throughout the day. The wellness zone and boutique gym support relaxation and health, while a dedicated nursing room provides privacy for new mothers. Indoor and outdoor dining areas with healthy food concepts and sea views enhance well-being. Tenants include leading national and multinational companies. With abundant natural light and 360-degree views of the port and skyline, the tower delivers an inspiring, human-centered workplace experience.

Its redevelopment not only revived a long-neglected icon but also redefined the relationship between the port and the city.
