Stepped-back terraces offer green space, optimize daylight, and reduce solar heat gain—supporting passive ventilation and minimizing reliance on mechanical cooling. Native plantings capture rainwater for irrigation and improve air quality. Double-height interior floors encourage natural airflow, enhancing comfort while reducing HVAC demand. A high-performance envelope ensures thermal efficiency and lowers operational energy use. Locally sourced and recycled materials reduce embodied carbon, while durable, low-maintenance finishes extend building life and minimize waste. Water-efficient plumbing fixtures further reduce consumption. A compact footprint, paired with ground-level retail and public space, encourages walkability and cuts transportation emissions.

The heart of the building lies in its stepped-back terraces, seamlessly blending with the low-slung retail storefronts along 3rd Street, with a crescendo at the corner of 4th and Hewitt. The terraces visually transition between the tower and the active street front, paying homage to the industrial heritage and vibrant, uninhibited ethos of the area. Reflecting the district's history, they offer a glimpse into the neighborhood's past while leaning into its future.

Within the tower, double-height floors echo the neighborhood's iconic industrial warehouses, while offering tenants future flexibility. Terraces strategically placed atop the double-height floors, serve as outdoor workplace amenities, offering panoramic downtown Los Angeles views for meetings and gatherings, and inspiring creativity and collaboration.
At street level, the campus embraces its role as a catalyst for neighborhood vitality and cultural enrichment. Ground-level retail spaces and an art gallery invite pedestrians to connect with local artisans and creatives, infusing the streetscape with energy and diversity.
