The site is the former location of the USL (Local Health Authority) building on Via Garibaldi, a structure now outdated from a functional perspective. The area is included in the zone identified by the Municipal Urban Plan as "RIGE Building and Energy Regeneration," an innovative regulatory provision aimed at promoting the qualitative transformation of the consolidated urban fabric.The primary goal of the project is to provide an integrated architectural and urban response capable of generating environmental, social, and aesthetic value through building renovation. The operation combines the intention to regenerate an urban void with the adoption of sustainable design criteria, aimed at constructing a high-performance energy building (nZEB – nearly Zero Energy Building) of high architectural quality.

The volume facing via Garibaldi is conceived as a contemporary reinterpretation of the old urban façade, featuring an ordinated architectural rhythm, regular openings, and sober finishes that evoke the memory of the previous building. The second volume is more freeform, introducing an autonomous expressive language with dynamic façades and more pronounced lines, serving as a recognizable element within the urban landscape. The chromatic and aesthetic choices for the external finishes, enhance the contrast between the two building bodies, emphasizing the dialogue between memory and innovation. This controlled opposition becomes an expression of conscious design, which does not fear engaging with the past but surpasses it through an evolutionary process.
The building qualifies as nZEB thanks to a careful combination of advanced construction technologies. The structure is served by a centralized heating plant equipped with high-efficiency heat pumps, which supply a radiant panel heating system. Each apartment is also equipped with controlled mechanical ventilation with heat recovery. The energy supply from renewable sources is ensured by a photovoltaic system installed on the roof, sized to meet a significant portion of the building's overall electricity needs. To complement the sustainable strategies, the project includes a rainwater collection and reuse system, with an underground tank of 5,000 liters designated for irrigating green areas and integrated planters on the facades.

The Garibaldi nZEB Housing project represents a virtuous model of sustainable urban transformation. It synergistically combines architectural quality, technological innovation, environmental sustainability, and attention to the memory of the place. Through an integrated approach that encompasses all scales of the project—from the urban context to the choice of individual materials—the intervention aims to become a reference for future regeneration operations of the urban building heritage.
The proposal is not limited to renewing an existing building but it also rewrites a piece of the city with a forward-looking perspective, offering a concrete response to contemporary housing themes: energy efficiency, space quality, functional mix, and dialogue with the urban reality and its past. By doing so, the project aims to be an expression of responsible, thoughtful, and conscious architecture.
