Villa Brisana: Nature at Every Turn

A prime example of sustainable tropical architecture that celebrates local traditions through a contemporary lens

In San Juan, on Puerto Rico’s northern coast, Paul Raff Studio oversaw the renovation of Villa Brisana, transforming the home, originally built in the early 2000s, into a spacious, bright retreat for a family of four. With over 350 m² of floorspace nestled in the lush surroundings of Dorado Beach, Villa Brisana fuses local tradition with modern design in a home that seems to invite nature indoors at every turn.

According to Paul Raff, “This approach guided the entire project, resulting in spaces that not only bring warmth and sunlight inside but also make them a part of the residents’ daily lives. The home’s orientation maximizes natural light and cooling sea breezes, offering relief from tropical heat in a cool, relaxed atmosphere.”

The renovation preserved the core of the original structure, including its distinctive gable roof, now enhanced by the living room ceiling, which transforms the high walls into screens for projected artwork. The materials used, including plaster, concrete, and terracotta, reflect the area’s architectural roots but reinterpreted through a contemporary lens.

The layout was reimagined to optimize flow and functionality, beginning with the expansive, bright living area. A new clerestory window introduces soft natural light, minimizing glare and heat gain, while custom finishes, including bleached oak veneer, infuse the space with warmth.

Outdoor living spaces connected to the tropical landscape

A defining element of the project is its ongoing connection with its natural setting. With no fewer than eleven doors opening onto gardens and outdoor areas, Villa Brisana was conceived as an extension of the tropical landscape.

Private courtyards provide quiet spaces for contemplation, while a large garden that extends from the kitchen and dining area encourages social interaction. The 15 m in-ground swimming pool is a focal point of the outdoor areas and is accessible from both the garden and master bedroom.

Sustainability and innovation

Sustainability was a key objective of the renovation. By preserving most of the original structural elements, the project minimized the environmental impact typically associated with demolition.

Passive shading incorporated into the design reduces cooling loads and energy consumption, reflecting a commitment to responsible building practices. Three sunscreens, crafted from terracotta breeze blocks with beveled edges, cover 20% of the exterior, reducing solar glare and ensuring privacy for residents.
