This contemporary five-apartment complex stands out for the alternating open and closed spaces of its façade, establishing a dialogue with the surrounding buildings

The Eleonora 3 residential complex is located between Riccione’s canal port and famous Viale Ceccarini, just a stone’s throw from the town’s vibrant tourist and nightlife districts. With its modern design, the apartment building by Lepri+Partners (Lepri, Simoncini, Dobori) is the product of a demolition and reconstruction project that reshaped the original structure, reduced its footprint, and allowed for vertical expansion.

Drawing inspiration from Palazzo del Turismo, the symbol of Riccione’s rationalist architecture, the new project features a two-tone color scheme. The façade combines aluminum panel cladding with white belt courses. It’s further enhanced by distinctive vertical sunshading that frames the compact, dark central volume. Punctuated by recessed reveals, its south-facing openings overlook the Palacongressi, the town’s new multipurpose center.

Inside, the complex houses five residential units spread over five floors, with an additional underground level for parking. The street-level apartment, which features a spacious private courtyard, and the second-floor unit have larger living spaces than the units on the upper three floors with their identical layouts.

The top-floor apartment, which opens onto a large rooftop terrace partially shaded by a pergola, offers views of the sea and some of Riccione’s most iconic buildings, including the historic Palazzo del Turismo and the modern Palacongressi.Residenza Eleonora 3 - Lepri+Partners © Daniele Lisi, courtesy Lepri+Partners


Wide cantilevers on the façade, reflective balconies, and a dual massing approach create an interesting alternation of open and closed elements, offering residents different views of the surrounding landscape. In this way, Eleonora 3 integrates into the existing urban fabric, establishing a new compositional rhythm that harmonizes with the adjacent buildings and other important architectural landmarks in the town.
