Deruta 19: A Contemporary, Sustainable Regeneration Project

A Milan office complex is transformed into a flexible, permeable space that engages the surrounding urban fabric

Coima Image led the redevelopment of the Deruta 19 office building near Piazza Udine in Milan. The complex, owned by Invesco Real Estate, comprises twin volumes delivered to Category A standards and designed for either single-tenant or multi-tenant use.

The renovation project encompassed the entire complex and addressed both its architectural language and performance. It achieved WiredScore Silver, LEED Gold, and WELL Gold certifications.

 

A new identity

Integrated with vertical metal fins and aluminum brise-soleils, the complex’s new high-performance glass facade gives it a contemporary identity and a distinctive presence, while enabling the creation of new rooftop terraces that, while screened, open toward the city.Deruta 19 - Coima Image © Carola Merello, courtesy Coima Image

 

A shared courtyard sheltered by a canopy roof links the two buildings. Building A is seven stories high with two basement parking levels. Building B, on the corner of Via Privata Deruta and Via Monfalcone, is eight stories high.Deruta 19 - Coima Image © Carola Merello, courtesy Coima Image

 

Internally, the buildings’ functional layout was reconfigured, with part of the floor area moved to the ground floor to create new amenity spaces for occupants. Some office spaces were relocated to roof level, bringing meeting rooms into direct contact with the terraces and, therefore, making them more usable, light-filled, and connected to the outdoors.Deruta 19 - Coima Image © Carola Merello, courtesy Coima Image

 

The project’s guiding principle was to keep the area as open and permeable as possible by creating a dialogue between the outdoor spaces and the surrounding urban fabric. Access is exclusively from the internal courtyard, whose perimeter is defined by a steel cable trellis that supports climbing plants – a lightweight solution that avoids rigid visual barriers. The redesign of the primary forecourt resolved existing grade changes and irregular grid patterns. It included the addition of streetscape elements – benches and planters – to create a more uniform, welcoming street edge and improve the space’s usability and permeability.Deruta 19 - Coima Image © Carola Merello, courtesy Coima Image


The project includes a wayfinding system for the entire complex, with dedicated signage and graphics that aid orientation and enhance spatial legibility. The project also involved new landscaping, with the design of planting and paving unifying the two buildings at ground level by establishing a common design language that reinforces the complex’s new identity.
