Comfort and Efficiency Beside the Sea

Waterfront Residence, designed by D&R Studio Architetti Associati in Montesilvano, introduces a fresh architectural endeavor to this town in the southern Italian province of Pescara. This project, conceived and overseen by Abba Immobiliare, aims to offer luxurious living on the seafront, with state-of-the-art utilities and projecting structures that gracefully open up panoramic views of the extensive panorama. Located right on the coastline, the complex is strategically positioned to be in close proximity to the sea, whose gentle waves inspire its flowing lines.

Inspired not only by the marine environment, but also by naval esthetics, the design features expansive terraces and sinuous forms reminiscent of cruise ship architecture. Crowned by a weather-resistant steel roof, the structure is built to withstand the elements and sea salt, blending functionality with elegance. The project is enhanced by technical innovations aimed at maximizing sustainability, energy efficiency and living comfort. In particular, the window openings feature Alpac’s Ingenius VMC thermally insulating integrated window systems for shutters, which seamlessly combine insulation and ventilation in a single element, helping to cut costs and installation times. Each solution is designed with the utmost attention to both the technical and esthetic sides, accommodating the design requirements of the individual housing units, some of which measure up to 350 sq. m.

The use of a flat slab structure allowed the creation of expansive interior spaces, free of intrusive columns and with internal partitions. It was also part of why the window holes are up to a generous 3 m wide, offering breathtaking panoramic sea views on three sides. Given the typical weather and climate in the area, specially selected aluminum window frames and shutters were installed on the Ingenius systems with integrated mechanical ventilation. Alpac’s counter-frame systems made it possible to optimize the energy efficiency and sustainability of the architectural envelope without compromising the esthetics, thanks to a design that integrates well with the interiors of the individual units.

Strategically located adjacent to municipal land and without any accessibility problems, Waterfront Residence is a testament to innovative design and, following this lead, the municipality has added to the area by creating a pedestrian district, with a cycle path.
