The project was conceived as an opportunity to regenerate a disused building by transforming it into a contemporary residential complex integrated into its urban context. The vision was to combine architectural quality, sustainability and living comfort, enhancing the site without consuming new land. The strategy focused on three pillars: environmental sustainability, operational efficiency and architectural identity, with the aim of creating long-term value for residents, investors and the surrounding neighborhood. The project responds to new housing needs through a measured and modern design approach, balancing private interests with collective benefit.

The project integrates seamlessly into the Nomentano district, enhancing the historical identity and quality of the existing urban fabric. Its clean and refined façades, careful use of materials, and attention to detail ensure visual continuity with the surroundings. Common and outdoor spaces are designed to foster community and social interaction among residents. The intervention regenerates a previously disused area without consuming new land, improving the urban landscape and creating collective value. At the same time, it addresses contemporary housing needs by combining comfort, natural light, and sustainability, strengthening the neighborhood’s quality and livability.

Terrazza

Sustainability was central to the project’s concept, with strategies aimed at reducing environmental impact and improving energy efficiency. State-of-the-art systems, including heat pumps, mechanical ventilation, and photovoltaic panels, ensure high energy performance and Class A certification. Spaces are designed to maximize natural light and ventilation, minimizing energy consumption. Durable, low-impact materials were chosen, and a previously disused area was regenerated without new land consumption, creating a model of sustainable and responsible urban living.

The strengths of Syntonia Palace lie in its combination of architectural quality, sustainability, and living comfort. The project stands out for its clean, refined façades, the use of durable, high-quality materials, and attention to detail, giving the complex an elegant and harmonious image. The 39 apartments offer bright, flexible interiors designed for acoustic comfort, energy efficiency, and an optimal connection with the outdoors. Outdoor spaces, conceived as a natural extension of the home, enhance the quality of living: penthouses with double-height ceilings open onto panoramic terraces, while many units feature deep balconies or loggias promoting natural ventilation and well-being. Special care was given to collective spaces, designed to foster community: a fully equipped gym with advanced machines, a multipurpose room for meetings or coworking, and areas for lockers and bicycle or stroller storage. The façade and sun-shading design create dynamic plays of light and shadow, shaping the volumes and defining the building’s character. Its location in the Nomentano district, close to services and transport, further enhances its appeal. Overall, Syntonia Palace represents a contemporary living model combining aesthetics, sustainability, functionality, and quality of life, creating lasting value for residents, investors, and the local community.
