The project was undertaken with the aim of restoring value and ensuring the continued use of a historic building in the heart of Rome that had long stood unused. The intention was to combine the preservation of the building’s historical identity with the recovery of its original residential function, bringing it back to life within the contemporary urban fabric. The guiding idea was to create a balance between memory and new life, allowing the building to continue telling its story while accommodating a current, sustainable use that benefits the community.
The project restored the building’s central role within the historic fabric, transforming it into a vibrant element of the neighborhood and strengthening the residential function at the heart of the city, resulting in a stable community of residents actively engaged with their district and local life. It went beyond a purely aesthetic restoration, rethinking spaces and functions to interact with pedestrian flows and everyday life, fostering social interaction and urban dynamism.
The redevelopment was thorough yet non-invasive: the building once again becomes an elegant residence with commercial functions at the ground floor, reclaiming its nature as a “palazzo” in continuity with history and maintaining its role as a key structure within the block, an highly frequented and diverse area.
In terms of sustainability, the project implemented a range of targeted strategies. The building’s energy rating was improved—reaching Class A in certain units— through the addition of insulation systems discreetly integrated within the perimeter walls, preserving the historic character of the structure. High-performance wooden window frames help maintain a proper indoor microclimate, while the absence of gas systems in the apartments reduces environmental impact and enhances safety. In addition, the use of greenery in one of the internal courtyards increases oxygen levels and improves air quality.
The project stands out for its ability to harmoniously blend historicity and contemporaneity in use, preservation, and innovation, creating a constant dialogue between past and present. The historic elements of the building—such as the monumental staircase and the coffered wooden ceilings—were carefully restored, including the reconstruction of lost architectural elements and layouts, recovering and enhancing the original atmosphere and historical memory, all under the supervision of the relevant Authorities.
These interventions were complemented by innovative solutions: the glass elevator, installed on the historic inner façade, creates a striking juxtaposition of ancient and modern, while the structural works made the new floors fully accessible and safe. The building’s state-of-the-art systems—from underfloor heating to the ducted cooling system, from advanced home automation to concierge service—ensure comfort and functionality perfectly aligned with contemporary needs.
