After more than four decades of silence, the historic FIX complex in Thessaloniki is being reborn as a new cultural and social landmark. Originally built in the late 19th century and completed in the 20th, FIX was one of the city’s first industrial buildings and home to its pioneering brewery. Production ended in 1983, and in 1994 most of the structures and machinery were declared preserved monuments of industrial heritage. After 40 years of abandonment, the property was acquired in 2022–2023, initiating its restoration and adaptive reuse. Spanning 25,000 m², the project blends culture, wellness, gastronomy, residences, and public spaces, bridging Thessaloniki’s industrial past envisioned by Foster + Partners.

The redevelopment of the FIX complex engages deeply with Thessaloniki’s historical and urban context, forming part of a major regeneration effort at the city’s western entrance. By restoring one of its earliest industrial landmarks, the project reconnects the area’s heritage with contemporary needs. Directly opposite, HUB26, the first sustainable business park in Northern Greece, also developed by DIMAND and already hosting national and multinational companies, financial institutions, and over 2,500 employees adds a complementary layer of business and innovation activity. Together, FIX and HUB26 create a unified urban ecosystem that enhances mobility, activates public life, and strengthens the district’s identity as a new cultural and economic corridor.

At the western gateway of Thessaloniki, FIX occupies a site once shaped by industry and later marked by decades of neglect. Close to the port and the city center, the area had long been linked to marginal uses and decline. The redevelopment of FIX transforms this zone into a vibrant, sustainable district. With culture, dining, wellness, hospitality, offices, and residences, the project brings daily activity, supports local commerce, and encourages residents to return. Open courtyards, pedestrian paths, and public spaces integrate the complex into the city and foster social connection. Alongside nearby initiatives such as Northern Greece’s first green business park, FIX becomes a catalyst for urban renewal, economic growth, and the reimagining of Thessaloniki’s western waterfront.

The FIX project marks the beginning of a thoughtful transformation for a long-neglected part of Thessaloniki. As redevelopment starts, the site offers a unique chance to reconnect the city with an important piece of its industrial identity while introducing new uses that address today’s urban needs. FIX holds the potential to bring life, accessibility, and relevance back to a landmark that has been silent for decades.
