Innoliving Headquarter: a nZEB Redevelopment in Ancona, Italy

Sardellini Marasca Architetti

Sardellini Marasca Architetti

The project aimed for the best quality-to-price refurbishment of an old building, previously clad with concrete prefabricated panels, but abandoned and in poor condition. The building was improved in both its interior and exterior spaces, bringing about a true transformation and redevelopment. Through a careful redistribution of the external openings, it was completely re-clad with two types of sandwich panels. For the lower part, the Isoparete product with a flat finish was used, while the upper part was covered with the Isoclass panel, which features a corrugated external profile. The alternation of external finishes, in addition to providing visual movement and a pleasing aesthetic, visually separates the internal layout, composed of a ground floor for a warehouse and outlet, and a first floor for offices.

As this was a transformation of an existing building, the site was already urbanized and the surrounding environment was degraded. The new intervention has brought added value to the entire area. The materials and colors blend perfectly with the surrounding environment.

Corner Detail and Canopy

The use of metal was chosen for its lightness and cost-effectiveness.
With sandwich panels, we were able to improve both the energy performance and aesthetics of the building, achieving a completely renewed image. This was possible through the differentiation of panel finishes and a custom-designed corner solution specifically for this project.

The building did not obtain certifications, but it was constructed following the Italian Minimum Environmental Criteria (CAM). Thanks to the insulated metal cladding, along with state-of-the-art HVAC systems and a large photovoltaic system on the roof, the building has become a Nearly Zero-Energy Building (nZEB).

Corner Image and Ramp

In 2024, Innoliving received the AWARDS2024 “Sostenibilità – CONFAPI For Green” award. Always sensitive to environmental issues, Innoliving covers its corporate electricity needs thanks to a photovoltaic system and purchases 100% renewable energy for the remaining needs. In the offices, the air is filtered and purified using Innoliving Airpro purification systems, thus creating better and safer working environments for employees and visitors.

Main Entrance Detail

Innoliving was founded in 2009 by experienced professionals in healthcare and small appliances. In 2019, it became the Alipay agent for Italy, and in 2020, it was the first in Italy to register a rapid COVID-19 test with the Ministry of Health. In 2021, Forbes included Innoliving among the 100 Small Giants of Italian entrepreneurship, coinciding with the inauguration of its new headquarters in Ancona.

The project transformed an old, abandoned building into a modern and functional structure with an excellent quality-to-price ratio. The main feature is the facade's complete re-cladding using two ISOPAN sandwich panels: the flat Isoparete and the corrugated Isoclass. This alternation provides visual movement and separates the ground-floor warehouse from the first-floor offices. The custom-designed corner solution is a distinctive detail. Inside, the design celebrates the building's industrial past by exposing the prefabricated concrete beams, while creating a large open-plan office space. Sustainability was key: the building complies with Italian Minimum Environmental Criteria (CAM) and is now a Nearly Zero-Energy Building (nZEB) thanks to insulated cladding, modern systems, and a large photovoltaic system, which revitalized a previously degraded area.
