NuSun Tower’s “garden in the sky” design concept was driven by a complex height factor zoning strategy, which required a specific amount of open space to maximize FAR. The mixed-use project is comprised of two interlocking volumes—a residential tower and a medical office building—with a stepped massing that moves both upwards and outwards, cantilevering over the neighborhood. As the tallest residential building constructed in Flushing, Queens in decades, NuSun Tower’s unique identity adds character to the skyline, while its tiered terraces provide expansive views. The addition of a new roof to an adjacent commercial building expands the cohesive design concept, providing landscaped roof access for both residential and commercial tenants.

NuSun Tower, the tallest residential tower built in Flushing, Queens in decades, is a beacon of development prominently visible across the neighborhood. Located in a vibrant, dense area that is rapidly evolving, the building sets a precedent for forward-looking, contextually sensitive architecture. With a wide range of functions intertwining on a constrained site, the project became a three-dimensional puzzle as the design team navigated shared services and points of access. Flushing is a diverse neighborhood with a major Asian American population, and Flushing’s Chinatown is the fastest growing ethnic Chinese enclave in the United States. The design underwent a Feng Shui review to ensure spatial harmony.

Exterior

The building prioritizes sustainability and eco-compatibility through a responsible approach to glazing, which maximizes daylight, views, and transparency while achieving an efficient window wall ratio. Strategic wall placement, thermal bridging, insulation, and a complex one-to-one VRF system minimize building energy consumption and provide a comfortable environment for occupants. Landscaped terraces offer a natural respite and connectivity to nearby parks. The building complies with New York City’s Zone Green Text Amendment.

Exterior

Located in the heart of downtown Flushing’s vibrant commercial and retail district, this highly complex project consists of two buildings woven together in the articulation of the building forms as well as through shared services and points of access. The artful composition of the stepped facades provides the NuSun a unique identity, and a welcome addition to the Queens skyline. A carefully composed street frontage grounds the different identities into a seamless whole. The mixed-use development consists of 113 condominium units in a residential tower cantilevering over a nine-story medical office building, ground floor retail, and a multi-story parking facility located in the base of the building. The tower has primarily western facing units with unobstructed views to Manhattan and multiple terraces and decks for both private and communal outdoor use.
