The idea for “Square 21” emerged in response to Tirana’s rapid urban transformation and the resulting architectural fragmentation. The concept was developed to channel this diversity into a unified, forward-looking design. The project aims to integrate multiple urban functions within a cohesive architectural language, combining simplicity of form with bold visual gestures to establish a new model for city living.

View through the central void towards the city

This project engages directly with its urban context by creating visual and functional order in a previously disjointed area. Located near Kavaja Street, a dynamic zone of Tirana, the complex enhances the cityscape with clear volumetric articulation and deliberate integration of greenery. It connects buildings, people, and spaces in a way that fosters community interaction and a more livable neighborhood.

The choice of coated metal specifically ACP composite panels for the façade aligns with the project’s modern, minimal aesthetic and need for durable, low-maintenance materials. The material supports clean lines and a bold color scheme especially the striking black façades, while offering weather resistance and longevity. These panels offer high flexural rigidity, reducing vibrations and structural stress, while their sleek, iridescent finish brings a unique visual character to the façade. They also offer color customization and superior durability, making them ideal for a bold, high-performance façade.

Dynamic façade composition with cubic volumes

Sustainability is central to “Square 21,” reflected in its extensive use of greenery on both vertical and horizontal surfaces. Green walls and planted areas improve air quality, reduce heat, and promote psychological well-being. The use of ACP panels, ensures a long lifespan, reduced material usage, and ease of installation, contributing to lower environmental impact. The panels’ durability and minimal maintenance requirements further support eco-compatibility. This efficiency ensures sustainable performance for the façade. Not only does this make the building visually appealing, but it also contributes to its environmental friendliness.

Daytime perspective of the residential block

“Square 21” is a bold, multifunctional complex in the heart of Tirana, consisting of five distinct volumes that seamlessly integrate residential, commercial, office, and recreational spaces. It responds to the city’s rapid urban development with a clear, cohesive architectural language that brings order to a previously fragmented area. The project’s defining characteristics include its deliberate simplicity of form, striking black façades, cascading green walls, and a carefully balanced color palette of white, grey, and yellow accents. These design choices create a strong visual identity while enhancing environmental performance and user well-being. The integration of greenery both horizontally and vertically, contributes to sustainability, improves microclimate conditions, and fosters a sense of calm in an urban setting. The ACP composite panels, supports the project’s minimalist aesthetic and ensures long-lasting durability offering high rigidity, weather resistance, low maintenance, and reduced environmental impact. Functionally, “Square 21” promotes interaction and livability, transforming the surrounding landscape into a dynamic and organized neighborhood hub. Its bold architectural gestures are not only aesthetic but purposeful, reinforcing its role as a landmark and setting a new standard for mixed-use development in Albania.
