The concept was based on bringing together three distinct uses within one cluster, creating a productive tension between differentiation and homogeneity. Each function is highlighted in the façades through dimension, articulation and plasticity, while the three different building heights are composed into one coherent, unified large-scale urban form within a very dense urban fabric in Vienna's 10th district next to the new Central Station.

The project is embedded in a very dense urban fabric. The key challenge was to position the volumes in such a way that they avoid casting shadows on each other while minimizing direct views between them. Their placement and geometry respond carefully to these conditions. The open spaces and intermediate zones create a sequence of varying degrees of publicness and character, with fluid transitions between them. In addition, the project establishes a high level of functional connectivity with its surroundings, both in terms of pedestrian access and programmatic use.

The aim was to achieve a homogeneous façade expression across all three buildings while still allowing for differentiation and recognizability. Using a single material shaped in different ways ensured a consistent color and material quality, while at the same time creating varied plasticity in the façades. This allowed the buildings to remain distinguishable in relation to their functions. The three-dimensional formability of the metal panels further supported this architectural articulation.

The project unites three distinct uses within a single cluster, generating a dynamic tension between differentiation and homogeneity. All buildings are supplied with district heating and the ensemble is LEED Gold certified. Functions are expressed in the façades through dimension, articulation and plasticity, while the three different building heights are composed into a coherent large-scale urban form.

Entrance Area Hotel

An ensemble of three high-rise buildings marks the new district next to Vienna’s Central Station, based on DMAA’s winning competition entry of 2015. The volumes are united by a shared base that defines the plot’s edges and establishes an urban character. Rather than relying on decorative gestures, a rigorous grid and homogeneous color scheme merge the towers into a strong urban form. The façades reveal specific uses through the dimension and plasticity of the grid structuring full-height glazing, while careful orientation ensures optimal views. A generous path network leads through the quarter, from a public square to increasingly private outdoor spaces. The ground floor accommodates a restaurant, meeting rooms, hotel amenities, and a kindergarten with its roof terrace. The 60 m residential tower provides 209 high-quality rental apartments (≈17,000 m²), while the hotel contains 133 studios and apartments (28–50 m²) alongside wellness facilities. The office tower offers ≈17,300 m² over 18 floors, divisible into flexible units, with lobby, restaurant, and meeting rooms on the ground floor. Together with a Coop Himmelb(l)au building, the quarter is defined by a calm, continuous formal language and refined interior spatial quality.

Delugan Meissl Associated Architects (DMAA) is an international office based in Vienna. Its vision: to add value to places by intensifying existing qualities through new choreographies of space.
