The idea for Syntonia Palace emerged from the desire to transform a disused building into a residential complex that dialogues with its context and contemporary urban living needs. The project embodies Praemia REIM Italy SGR’s vision of creating lasting quality through sustainability, architectural identity, and operational efficiency. Strategically, it combines economic return with positive urban impact: regenerating the neighborhood, enhancing architectural and environmental quality, and offering 39 flexible, light-filled apartments equipped with advanced energy systems. The result is a model of responsible, comfortable, and community-oriented urban living.

Syntonia Palace integrates harmoniously with the Nomentano district, respecting its historical identity and urban fabric. Its clean façades, refined materials, and attention to detail enhance the streetscape while preserving greenery from the neighboring German Academy gardens. Large windows, loggias, and balconies create a dialogue with the surroundings, while common spaces foster community. The project regenerates the area without consuming new land, delivering architectural, social, and environmental value that benefits both residents and the broader neighborhood.

Syntonia Palace integrates sustainability through energy-efficient systems, including heat pumps, controlled mechanical ventilation, and photovoltaic panels, achieving Class A energy certification. The project reuses a previously built-up site, avoiding new land consumption, and prioritizes natural light, ventilation, and acoustic comfort. Material choices and construction methods emphasize durability and environmental responsibility. Together, these strategies create homes that are efficient, comfortable, and resilient, while generating positive social and environmental impact for the neighborhood.

Respecting the original building’s footprint and massing, the design preserves block alignments, using solids, voids, materials, and colors to create visual rhythm.
