Tortona Living is conceived as regeneration through preservation. Within Matteo Thun’s broader vision, which originally designed five office buildings, the project transforms one into a residential complex. The counter-trend approach retains the existing shell while reinventing interiors to create thirty residences celebrating space, light, and individuality—homes that stand out in Milan’s real estate landscape. The aim was not to impose novelty, but to reveal potential: converting an office block into skylofts, where double heights and vast windows let daylight become architecture. Complementing private spaces, generous common areas—including the T371 Club, lobby, gym, and light spa—extend the vision into a shared lifestyle, turning the building into a true community hub.

Living Signature Collection

Located in Milan’s Tortona district—a vibrant epicenter of fashion, design, and photography—Tortona Living embodies the neighborhood’s creative spirit. The residences are luminous and experimental, with glazed surfaces echoing atelier transparency and double-height spaces evoking the dynamism of loft living. Preserving the building honors the area’s industrial heritage, while shared spaces such as the T371 Club, gym, and light spa reflect a cosmopolitan lifestyle. Tortona Living becomes a bridge between memory and innovation, between the rigor of preservation and the freedom of design, shaping a new model of urban living._

Sustainability is embedded in the project’s DNA. The building benefits from an existing geothermal system, which ensures energy efficiency and a reduced environmental footprint. By preserving the original structure, the project avoids the embodied emissions of demolition and reconstruction, embracing a model of circular regeneration. The apartments are designed to achieve Class A certification, guaranteeing high performance in insulation and energy consumption. Sustainability here is not an added layer, but a natural consequence of a design philosophy that values conservation, efficiency, and well‑being.

The project’s strength lies in its radical generosity. In a city where new developments often favor compact units, Tortona Living offers expansive apartments where space and light are protagonists. Among the thirty residences, ten belong to the Signature Collection: large double-height units, some extending across three levels up to the rooftop, that maximize the project’s intrinsic idea of spatiality and light. These skylofts are both intimate and open, redefining the experience of residential living. Interiors, reinterpreted by Stefano Belingardi Architects, are conceived as fluid landscapes, where openness and verticality generate atmospheres of freedom. Equally distinctive are the shared spaces: the T371 Club, a refined lounge for social encounters; a grand lobby that sets the tone of arrival; and wellness amenities including a gym and light spa. These elements transform Tortona Living into more than a residential project—it becomes a lifestyle proposition, a community anchored in design, well-being, and conviviality. Tortona Living redefines the way of living in Milan, fully embodying its payoff “Your unconventional Home”: an experience that breaks conventions, offering generous spaces, light, and shared amenities that interpret the city in a new and surprising way.
