The project was conceived to regenerate a disused building into a contemporary residential complex fully integrated into the Nomentano district. The vision combines architectural quality, sustainability, and living comfort, creating lasting value for residents, investors, and the local community. The strategy is based on three pillars: environmental sustainability, operational efficiency, and architectural identity, balancing financial return with positive urban impact while addressing new urban living needs responsibly and thoughtfully.

The project integrates harmoniously into the Nomentano district, enhancing its historical identity and the quality of the urban fabric. Refined façades, durable materials, and attention to detail ensure visual continuity with the surroundings. Common and outdoor spaces foster social interaction and a sense of community among residents. By regenerating a disused area without consuming new land, the project contributes to urban landscape renewal and overall neighborhood enhancement while addressing contemporary housing needs with comfort, natural light, and sustainability.

Sustainability was central to the project, with strategies aimed at reducing environmental impact and ensuring energy efficiency. State-of-the-art systems, including heat pumps, mechanical ventilation, and photovoltaic panels, enable Class A energy performance. Interiors and loggias are designed to maximize natural light and ventilation, minimizing energy consumption. The use of durable, low-impact materials, combined with the regeneration of a disused area without additional land consumption, creates a model of sustainable and responsible urban living.

The strengths of Syntonia Palace lie in its combination of architectural quality, sustainability, and living comfort. The complex stands out for its refined façades, use of durable and high-quality materials, and attention to detail, giving it an elegant and harmonious image. The 39 apartments offer bright, flexible interiors designed for acoustic comfort, energy efficiency, and a strong connection with the outdoors. Outdoor spaces, conceived as natural extensions of the home, along with terraces, balconies, and deep loggias, enhance ventilation, well-being, and contact with the environment. Special care was given to communal areas: a fully equipped gym, a multipurpose room for meetings or coworking, and areas for lockers and bicycle or stroller storage. The façade and sun-shading design create dynamic plays of light and shadow that shape the volumes and define the building’s character. Its strategic location in the Nomentano district, close to services and transport, further strengthens its appeal. Overall, Syntonia Palace represents a contemporary living model combining aesthetics, sustainability, functionality, and quality of life, creating lasting value for residents, investors, and the local community.
