What if apartment living could feel like a collection of individual homes rather than standardised units?
Malhar Cadence was conceived to fundamentally rethink how apartments are designed, accessed and experienced. Rejecting the typical template of stacked units linked by internal corridors, the project offers residents a stronger sense of identity, privacy and outdoor connection. The site's linear profile became a design opportunity, allowing homes to be staggered with semi-private entries and offering more direct, personal access. By foregrounding access and transition, the G+4 development is deconstructed into 14 open clusters, shifting the apartment from a neutral container to a lived experience rooted in spatial clarity, human scale and a sense of belonging.

Located within the 65-acre Malhar EcoVillage in Bengaluru, a fast-growing metropolitan city in South India, Malhar Cadence is part of a self-sustaining neighbourhood that blends urban amenities with ecological sensitivity. It sits at the confluence of city expansion, a traditional village edge, and a natural ecological corridor. In response to this layered context, the planning prioritises horizontal continuity over vertical density, establishing a grounded, low-rise fabric integrated with nature. Tree-lined pathways, native vegetation, and a central courtyard maintain strong ties to the land, while shaping a porous, transitional edge that supports biodiversity and promotes sustainable urban living.
Environmental strategies include:
· Passive Design: Homes are oriented to maximise cross-ventilation and daylight, reducing dependence on artificial cooling and lighting.
· Thermal Insulation: Hollow perforated clay blocks (Porotherm) for internal walls, terracotta façades, puff-panel roofs, and garden-lined verandahs together create effective natural thermal buffers.
· Water Management: Rainwater harvesting, deep aquifer recharge, and on-site greywater recycling ensure long-term water sustainability.
· Renewable Energy: A 30 kW solar PV system powers the common areas, reducing dependence on the grid.
· Eco-sensitive Landscaping: Native planting, shaded walkways, and green buffers support biodiversity and passive climate moderation.
Malhar Cadence fundamentally redefines apartment living through strategic architectural innovation and human-centred design. The 145-unit development is arranged as 14 independent clusters, each with just two homes per floor, accessed via dedicated staircases and lifts. By eliminating shared corridors, the project transforms typically anonymous circulation spaces into thoughtfully landscaped semi-private verandahs that offer meaningful transitions between shared and personal space. Each home opens out to large balconies and terrace gardens, providing direct outdoor access typically associated with ground-level homes. These spillover spaces act as thermal buffers, enhancing airflow, daylight and comfort. Material choices reinforce this ethos: Porotherm hollow clay blocks for internal walls, terracotta brick cladding for external walls, and insulated roofing systems work together to improve temperature regulation, durability and energy efficiency. A central garden anchors the layout, encouraging informal gatherings and a shared identity. Lined with native planting and shaded paths, this green spine functions as both a social hub and ecological corridor. A seasonal drainage line at the site’s edge supports stormwater flow and biodiversity through careful landscape integration. The design embraces openness, intimacy and continuity. It offers a rare synthesis of environmental performance, spatial clarity and meaningful community connection within a high-density, low-rise framework.
