Ayvalık Stone House is a vacation residence commissioned by the Fırtına family as both a private retreat and a cultural gathering space. The design vision emerged from their desire to create a space that fosters interaction with nature and local heritage. Developed through a site-sensitive, iterative process, the design respects the existing olive grove and topography. Architectural clusters were positioned to preserve every olive tree, while material and programmatic decisions prioritized continuity with Ayvalık’s historical identity and Mediterranean climate.

Located atop one of Ayvalık’s highest elevations, the project is fully embedded within a working olive grove. The buildings are arranged in clusters that follow the site's natural contours, creating visual and spatial continuity with the surrounding terrain. Mature olive trees are carefully preserved and integrated into courtyards, terraces, and pool edges. This spatial choreography frames views toward the Aegean Sea and Ayvalık’s historic urban fabric, allowing for a seamless interplay between built form, vegetation, and the broader landscape.

Sustainability is integral to the project vision. Local building codes protecting olive trees informed the entire layout, which preserves the trees in their original positions. Sarımsak Stone—a regionally sourced, thermally efficient material—is used for both façades and interiors, reducing energy loads and grounding the design in local tradition. Green roofs aid in thermal regulation and visual integration. Large glazed openings maximize daylight and cross ventilation, while natural wood elements support biophilic design. The result is a low-impact, culturally embedded architectural response.

Ayvalık Stone House is defined by its topography-driven layout, material authenticity, and strong indoor–outdoor connectivity. The architecture consists of spatial clusters organized around preserved olive trees, offering both private and communal experiences. Two pools at different levels serve distinct zones: the upper connects family villas and service areas, while the lower links guest suites to shared programs like the olive oil workshop, restaurant, and fitness area. These levels are united by stairs and bridges that enhance fluidity and spatial hierarchy. Sarımsak Stone, used across all façades and interiors, provides thermal mass and ties the project to the region’s cultural history. Green roofs allow the structures to recede into the landscape. Interior spaces feature natural wood and stone finishes, large glazed openings, and minimal partitions—inviting light, air, and views of the Aegean and surrounding grove. The design aims to achieve a delicate balance between retreat and hospitality.
