The project was conceived to transform a strategically located area into a modern urban district that reconnects different parts of the city. Its vision combines architectural quality, historical memory, community well-being, and sustainable development, creating a model that integrates heritage with new functions and mobility solutions. Designed by Snøhetta, the 30,000 sqm masterplan includes retail, dining, offices, hotels, leisure spaces, green areas, and underground parking, fostering a vibrant, accessible, and environmentally responsible urban ecosystem.

Masterplan

The project is designed to connect seamlessly with its urban surroundings, enhancing public spaces, mobility, and infrastructure. It includes 15,000 sqm of public areas—squares, pedestrian paths, and green spaces—that link the new district with the existing city. About 13,000 sqm of public works improve circulation and safety through road reorganization, two new roundabouts, a cycle–pedestrian path along Viale della Fiera, upgraded utilities, and a new access lane to underground parking. These interventions strengthen connectivity, functionality, and the overall quality of the urban environment.

The project implements a comprehensive sustainability strategy at both urban and building levels, using the LEED Campus approach and individual LEED certifications. The LEED Campus framework defines a unified project boundary, allowing shared sustainable features to benefit all buildings and optimizing design at the urban scale. Each building targets LEED Gold, ensuring high environmental performance, efficient resource use, and a consistent sustainability approach across the entire development.

  1. Urban vision. The project transforms an underutilized area into a lively, sustainable district, combining residential, commercial, hospitality, and leisure functions. It creates a well-connected neighborhood that reinforces the city’s identity while meeting modern urban needs.
  2. Masterplan. Designed by Snøhetta, the 30,000 sqm masterplan balances offices, hotels, retail, food halls, green areas, and underground parking, creating a functional, versatile, and visually harmonious urban environment.
  3. Connection. With 15,000 sqm of public spaces and 13,000 sqm of supporting works, the project improves mobility through pedestrian and cycling paths, reorganized roads, roundabouts, and upgraded utilities, enhancing accessibility and integrating seamlessly with the urban fabric.
  4. Heritage. Heritage buildings, including a former tobacco warehouse with chimney and a 1940s office block, are restored and incorporated, linking the past to a modern urban context.
  5. Mobility and public amenities. With a total of 900 parking spaces, almost all underground, the new district will be an accessible place open to the city. Its proximity will be enhanced thanks to new pedestrian and cycling paths and infrastructural improvements, including two new roundabouts.
  6. Sustainability. Using LEED Campus, and individual certifications, all buildings target LEED Gold, ensuring energy efficiency, durable materials, and high environmental performance. Shared sustainable measures optimize the district’s overall impact.
