The design was developed in collaboration with Kerakoll, with the shared goal of increasing production capacity while promoting sustainability and well-being. The concept revolves around simple, transparent forms integrated into both industrial and natural landscapes. The project engages with its surroundings through green areas and tree-lined paths that mitigate the industrial impact. Through the requalification of a dismissed area, with benefits also for citizens and the city thanks to site renewal and public space soil unsealing. The project aims to meet the highest environmental efficiency standards and to become the company's European production hub.

The Kerakoll Tech Hub engages with a layered and complex context, shaped over time by infrastructures and industrial settlements, and aims to restore continuity in a site long left vacant. It responds to the morphology of the area by embracing its elongated shape and constraints, aligning with the existing building to form a cohesive and unified identity. On the southern front, the careful design of public space and greenery-structured across multiple levels-reduces visual impact, reconnects open areas, and fosters a meaningful dialogue with the surrounding hills and the broader urban landscape.

The project aims to regenerate a long-abandoned industrial site, avoiding new land consumption and enhancing the site's quality for workers, visitors, and citizens. The new production building is connected to the existing one through a green spine with resting areas, contributing to over 27,000 sqm of permeable surfaces, which ends in a new green park for employers. Renewal energies and soil permeability have been implemented way beyond the required standards, the design includes among the others photovoltaic system, heat recovery units, water retention systems and carefully planned landscaping to mitigate environmental impact.

Boulevard

The new Kerakoll Tech Hub in Sassuolo and Fiorano Modenese is a regeneration and production enhancement project developed to meet the company's growth needs and its strong sustainability ethos. The intervention includes an extension of the main plant with a new production building, a multifunctional service area, a storage warehouse and the green redesign of the outdoor area.
The new architecture is designed to be integrated into the urban and landscape context through essential forms, transparency and a strong relationship with nature: the complex will be surrounded by a green belt of approximately 140 trees and tree-lined paths to soften the visual impact.
From an energy perspective, the 1.6 MW photovoltaic plant and a custom-designed heat recovery system for compressed air ensure high efficiency, supported by intelligent low-energy interior lighting.
The project not only doubles production capacity but also enhances work quality and corporate life, providing comfortable and functional environments, services for employees and an architecture that prioritizes safety, well-being and environmental care.

Service Building
This project demonstrates how industry can be renewed through sustainable architecture, creating value for the environment, the workforce and the community. A model of integration between functionality, well-being and territorial respect.
