The project was carried out through a partnership between the public administration of the Municipality of Termoli and a private company operating in the area, as part of a financial initiative aimed at regenerating a degraded urban zone. The architectural concept is based on the harmonious coexistence of public and private functions. The design envisions a multifunctional building with a commercial area on the ground floor (approximately 1,700 sqm) and, on the upper level, two separate spaces housing a conference hall and office spaces for local associations. This configuration creates open spaces, patios, and green roofs that enhance environmental quality and use of space. The project aims to become a new cultural and social hub, promoting inclusion and urban vibrancy.

The intervention is located in a strategic urban area, close to major transportation routes and the “S. Timoteo” hospital, within a medium-density residential district. The project establishes new connections with the existing urban fabric through well-structured public spaces: a 2,850 sqm equipped park, a raised plaza, and both public and private-use parking areas. The arrangement of spaces, presence of pedestrian paths, patios, and the clear functional separation between levels generate a new urban centrality. The intervention not only redevelops an abandoned lot but redefines the identity of the area, transforming it into a hub of social interaction and public services for the wider community.
Sustainability is a core aspect of the project. The building is classified as NZEB, thanks to a 100 kWp photovoltaic system installed, which powers the entire complex. The HVAC system relies on high-efficiency VRV heat pumps. Solar shading, ventilated façades, and the north-oriented glazed surfaces significantly reduce energy demand while improving indoor comfort. Passive design strategies, such as patios and cross-ventilation, ensure natural airflow. The conference hall is constructed with glulam timber featuring paired beams spanning 19mt, eliminating internal columns. Technical installations are fully integrated into the architectural layout, with differentiated systems for each functional area. The result is an example of eco-compatible and technologically advanced architecture.
The project involves the construction of a multifunctional building that seamlessly integrates public and private functions within a single architectural structure. On the first floor, two distinct spaces emerge: one housing a 150-seat conference hall and the other accommodating office spaces for local associations. This separation enables the creation of patios and open areas, which enhance natural lighting, ventilation, and the integration of greenery. The system of plazas, walkways, and green areas (including a park with play areas, a kiosk, and pedestrian paths) contributes to the formation of an inclusive and accessible urban environment. From a technological standpoint, the building is highly energy-efficient (NZEB), equipped with renewable systems and a high-performance envelope. The structure includes innovative solutions such as the "Atlax" lightweight slab system and the glulam volume with 19-meter beams—demonstrating structural efficiency. The project also stands out for its ability to catalyse urban regeneration, restoring value to a degraded site and creating a new focal point for Termoli. It is a true example of civic architecture: a social, cultural, and urban laboratory responding to contemporary needs and envisioning a better future.
This project marks a turning point for both the neighbourhood and the city of Termoli as the result of a virtuous public-private collaboration.
