It originated from the rapid growth of the local financial services industry revealing an acute shortage of modern office developments. Mriehel is located at the centre of Malta, connected to both North and South with a new road network that enables excellent connectivity. Initially limited at 17.5-meter high, the project gained momentum with the introduction of the Floor Area Ratio (FAR) concept, allowing a taller building but on a smaller footprint and 50% public open space which resulted in a more flexible design. The concept developed through collaborative brainstorming, focusing on visual interest with varied tower heights, strategic geometry shifts, and sustainable design elements.
The Quad project, situated at the edge of a heavily industrial developed area, consists of four towers with curved corners arranged around a central piazza that provides 50% of the site as a public open space. This design introduces a welcoming area amidst the surrounding industrial landscape, creating a contrast to the existing environment. The towers overlook green areas across the main road with an unobstructed view of the medieval town of Mdina offering occupants visual relief and connectivity with nature. This architectural layout creates a dynamic interface between the built environment and the natural landscape, enhancing both the project’s presence and its relationship with the surrounding area.
The decision was strategically driven by the need to balance durability, aesthetics, and sustainability. The high-specification curtain wall glazing, tested for high solar reflectivity, works in tandem with the coated metal which covers the reinforced concrete balconies and the lift cave to reduce heat gain and optimise energy efficiency, essential also for achieving LEED Platinum certification. Additionally, the horizontal sun-shading maintenance balconies clad in white on the lower sections of the towers enhance thermal performance by providing shade, while also reducing maintenance needs. The bridges extend these white lines within the voids between the towers. It helped achieve a long-term solution achieving both environmental goals and striking visuals.
The Quad was designed with sustainability and eco-compatibility as core principles, achieving LEED Platinum certification. Key strategies include: · High-specification curtain wall glazing with a high solar reflective index to reduce heat gain and enhance energy performance. · Storage of rainwater emanating from the roof and the piazza. · Dual drainage system whereby all water from the wash hand basins is treated in an onsite RO plant and re used in the flushings. · A high % of landscaping. · White surfaces and shading devices to reduce heat intake. · A sophisticated 3 pipe AC system which is extremely energy efficient. · Movement sensor LED lights in all the building to reduce energy use. · Heavy use of natural light throughout the building.

Inside, the development offers Grade A office spaces, complemented by diverse retail outlets, wellness centre, childcare facility, and car parking facilities, promoting a holistic work-life balance. Sustainability measures are deeply embedded throughout the project, including a 120 kWp photovoltaic system, rainwater harvesting, wastewater reuse, and extensive use of recycled and locally sourced materials.
