Apartment 12: balance, intimacy, and connection for a contemporary residential environment

ASAGGIO

The design idea was born from the desire to create a constant dialogue between architecture and landscape, where every element contributes to shaping an essential, welcoming, and authentic environment. The concept was developed using natural materials and pure lines, large glazed surfaces that enhance natural light, and a fluid distribution of spaces, all aimed at establishing a deep connection with nature and the surrounding context.

The Guggenberg residential complex sits on a gentle hill above the Stufels district in the South Tyrolean town of Brixen. With 15 apartments and 34 garages, it epitomises modern luxurious living. All the apartments feature large windows offering a view of Brixen Cathedral and the old town. The complex consists of a terraced base building, with the upper floors rising into two towers of different heights. This structure bestows villa-like character to the apartments, most of which enjoy spacious terraces and gardens with the necessary degree of privacy. The design is reminiscent of a ribbon, which constitutes the dominant element of the façade as well as a fil rouge that meanders throughout the building, from the staircase banisters to the door handles.

The project interprets a contemporary residential environment through a minimalist and refined design that combines functionality, comfort, and understated elegance. The color palette is dominated by neutral tones such as warm and cool greys, enriched by the natural hues of wood, which warm the space and create a balanced material contrast. Black details — found in fixtures, profiles, and handles — emphasize the geometries and reinforce a sense of formal rigor. The visual and material relationship with the outdoors is a key element: large full-height windows enhance natural light and establish a continuous dialogue with the landscape, integrating nature into daily life and allowing it to be enjoyed at any moment of the day. The interior spaces are fluid and functional, with an open-plan living area that combines the kitchen and dining room to encourage conviviality and the enjoyment of the surrounding views, while the sleeping area is intimate and essential, featuring minimal furnishings and atmospheric lighting that create a relaxing and cozy ambiance. The bathroom, with its monolithic design, stands out for the interplay between pure forms and sophisticated materials, generating a refined and essential whole. The use of materials highlights their texture and craftsmanship: chestnut wood defines custom-made furnishings, paneling, and built-in wardrobes; stone with pronounced veining characterizes kitchen countertops and islands, adding strength and personality.

The project stems from the desire to create a constant dialogue between architecture and nature, where pure lines and authentic materials convey a sense of balance, intimacy, and connection with the surrounding environment. We envisioned a space that speaks to us every day of its simplicity and its deep bond with the landscape, capable of inspiring emotion through subtle atmospheres and timeless details.

Bio

ASAGGIO. The two architects met during their joint studies in Innsbruck and Florence. They graduated together with honors, obtaining the highest marks for their thesis on the railway area of Bolzano, under the supervision of Prof. Marino Moretti. In 2012 they founded the architecture studio ASAGGIO, acronym of the two names and literal expression of their philosophy, embodied by an aesthetic-architectural concept as contemporary as it is shrewd. A mutual inspiration which, through the many projects carried out together, has evolved into a common path called ASAGGIO. A turning point towards a new perspective on architecture, in which each project places the individual at the center. Love for design and creative passion go hand in hand with the desire to carry out each project to the highest quality standards. But the search for quality does not end with the choice of innovative materials and methods.
