From an urban perspective, the building on Via Silvio Pellico features a double-T layout shaping two courtyards beside Galleria Vittorio Emanuele II. The dialogue with this symbolic context occurs at roof level, where a new glazed volume replaces the former technical floor. With its chamfered edge, the transparent prism engages with the Galleria’s glass roof and the Duomo’s spires. The project respects the historical value of the former Banca Lombarda HQ while introducing an innovative addition in line with the original envelope. The urban relationship shaped the design, placing public functions where interaction with the city is strongest: on the ground floor with lobby and retail; and on the sixth floor with the new rooftop space.

Eye view

Palazzo Pellico is located in the historic center of Milan, a short distance from Galleria Vittorio Emanuele II, in a strategic area for advanced business services. The building integrates coherently into the existing urban fabric, within a context rich in services, transport connections, and established economic activity. Surrounded by museums, theatres, and historical landmarks, it offers a workplace of significance, in constant dialogue with the city’s cultural heritage and productive landscape. The renovation enhances the value of a historic asset through updated construction solutions, ensuring functionality and institutional presence in a well-connected area, including direct access to Milan Linate Airport.

Internal Lobby

Palazzo Pellico is a listed historic building undergoing a sustainable refurbishment aimed at preserving its architectural heritage while aligning with modern environmental standards. The project eliminates fossil fuel use through full electrification, making the building net-zero ready. All units are expected to achieve an EPC rating above Class A. Despite constraints due to its protected status, an on-site photovoltaic system will provide renewable energy. The development complies with the EU Taxonomy for Climate Change Mitigation, demonstrating how the adaptive reuse of existing buildings can offer a lower environmental impact than new construction. The building LEED Gold®, WELL Gold® and WiredScore Silver® certified.

Reception

Elegant and exquisitely appointed, the double-height lobby is carefully designed to reflect an unmistakable style. The mosaic flooring echoing that of the Galleria and the double-height volumes grant the building a sense of luxury and sophistication, creating a prestigious environment for users. The versatile layout of the space plays a dual role, serving both as an innovatively designed open space and as cosy offices ensuring privacy and discretion. The new project enhances the organisation of efficient, technologically advanced spaces. Particular attention is paid to energy performance, with a positive impact on the enjoyment of the spaces by users. The 2nd floor is enriched by a large outdoor space. This versatile area is ideal for a break or informal meeting. Decorative elements, such as plants and planters, contribute to the aesthetics of the space, while high-quality materials lend a sense of elegance and refinement. The building comprises a magnificent rooftop overlooking the city’s most iconic landmarks, particularly the dome of Galleria Vittorio Emanuele II and the Duomo. The furnishings, seating and stylishly designed greenery make this an ideal space promoting the user’s wellbeing. The 6th-floor terrace communicates with the boardroom, creating a sense of indoor-outdoor continuity and offering wonderful views of some of the city’s most strategic attractions, such as Teatro alla Scala and the Castello Sforzesco.

Open space
Palazzo Pellico is the reconversion of a historic building into a contemporary office hub. Not a simple restoration, but a reimagining rooted in memory and open to innovation.
