An obsolete and inefficient building is transformed to reconnect the ground floor with the city by lowering the slab to street level. The renovation introduces landscaped areas both inside and around the building, extending greenery to the third and fourteenth floors, where technical spaces once dominated. New double-height terraces are introduced at the corners, creating elevated gathering spaces. The building’s core is restructured to provide more efficient circulation, and the entire ground floor along with part of the first floor is dedicated to people-focused spaces designed to foster collaboration and interaction. Formerly compartmentalized office floors are now opened to allow circular movement and 360-degree views, reinforcing the building’s renewed connection with the city.

Main entrance

The original building lacked any meaningful connection to its surroundings or to the city. The renovation renews this urban relationship by completely redesigning the façade, giving the structure a new identity and a stronger presence within the skyline. At the neighborhood scale, a new connection is established by lowering the ground-floor slab, enabling direct access from the street and creating a threshold space that previously did not exist. The green areas introduced at ground level, together with the recessed façade, generate a welcoming gathering space at the building’s entrance. Interior circulation, once highly compartmentalized, is opened up to allow 360-degree views and continuous visual connections, fostering a renewed dialogue between the building and the city inside and out.

Lower terraces

This building has been conceived to achieve the highest standards in sustainability and technological performance, fully aligned with the CRREM curve and the Paris Agreement targets. It has also obtained LEED Platinum, BREEAM Excellent, WELL Gold certifications and it is set to become the first Zero Carbon building in Spain thanks to a Power Purchase Agreement that ensures that, although the building is designed for minimal energy demand, all consumed energy will be sourced from renewables at a cost 25% below market rates. From a technological standpoint, it has achieved WiredScore Platinum and is the sixth building in Spain to obtain SmartScore Platinum, incorporating sensors every 15 sqm and a digital twin capable of monitoring all performance data and optimizing the building’s operation

Reception

This building fosters new connections with its surroundings, neighborhood, and city. Setbacks along the ground-floor façade create welcoming landscaped areas, extending from the street-level entrance to interior spaces and a rear garden. Green terraces on the third and fourteenth floors, plus corner terraces, offer elevated interaction zones. A reconfigured core improves circulation, while the open floor plan enables 360° movement and city views, enhanced by rounded corners. Shared amenities—rare in offices—include a double-height agora linking the entrance to interiors, a gourmet zone, multipurpose rooms, and a large covered terrace. High-quality materials and a curated, hotel-like atmosphere make entry and daily use an authentic experience. Office areas feature open layouts with circular flow and panoramic views, preserving 1990s brutalist elements like exposed concrete, combined with flexible configurations. The advanced façade boosts thermal performance and energy savings. Materials were assessed for life-cycle impact, reducing carbon footprint. Sensors and a digital twin enable real-time control, optimizing efficiency. Beyond tangible benefits, the building promotes wellbeing, talent retention, and reinforces the brand’s link to technology, sustainability, and efficiency—setting a benchmark for office buildings in Spain.
