ROMEA CENTRO RESIDENCE, redefining residential quality at a compact scale in Ravenna, Italy

The context, the characteristics of the area, the limited building potential and the maximum height allowed by the current urban planning instruments (10.00 m) compared to the buildings in the immediate vicinity, suggested the design of a small condominium building. The building is lower than the densely built context and has a compact shape, characterized by protected loggias designed to reduce introspection, alternating asymmetrically on the various fronts, generating the breakdown of the facades and giving dynamism and originality to the architecture. In this way, the volume is emptied in the corners in a different and varied way, breaking the perfect box that defines the building and creating real outdoor rooms in continuity with the living rooms and bedrooms.

Although small in size, the intervention intends to present itself with a strong identity and desire to detach itself from the "traditional" model of the surrounding urban fabric with the aim of creating a building that fits into the urban context with respect, but at the same time stands out for its originality and modernity. The composition of the facades, dominated by a strong material connotation, reflects on the public front the internal distribution variety with a flexible and variable code. The almost random alternation of colored aluminum and white plaster creates a degree of decomposition of the fronts such as to offer a homogeneous but far from repetitive overall vision.

The compact shape of the building, the adoption of high-performance casing solutions, the use of renewable sources (photovoltaic panels), the conformation of the loggias which allows us to avoid the insertion of solar shading, as well as the choice of colors characterized by high light reflection coefficients, have allowed the achievement of high energy performance standards and all the accommodations are certified in energy class A4 by the Emilia Romagna Region. The opaque closures of the external casing were created with single-layer infill masonry in 30x25x19 honeycomb brick blocks, laid with horizontal and vertical mortar joints. A 15 cm thick EPS Expanded Polystyrene insulation coat was then created on the external walls in accordance with the thermotechnical designer.

The new building includes a total of seven accommodations distributed as follows: two on the ground floor with independent access and courtyards in adjoining properties, three on the first floor served by a central common staircase equipped with a lift, two on the second floor which are larger than those on the floors below. On the ground floor, at the back of the building, three private garages have been created which, together with four external parking spaces accessible from the secondary via Crocetta, fulfill the relevant standard of private parking required. The design took into account urban planning limitations and building potential, aiming to create a building with a clear aesthetic identity. The use of contemporary materials such as the beige gray RAL 1019 aluminum cladding of some portions of the facades and loggias and the glass of the parapets create the breakdown of the fronts with a homogeneous but non-repetitive vision. The walls thus take on the appearance of abstract surfaces, in a compositional game of planes represented by the floor-to-ceiling windows and their darkening folding doors. The coplanarity effect is accentuated by the dialectic between the beige-grey doors, the white plaster and the glass parapets.

The Romea Centro building combines respect for the urban context with a modern design. The compact shape, enriched by asymmetric loggias and aluminum and glass surfaces, creates a unique face that stands out from the surrounding fabric. The use of innovative materials and low-impact systems, such as photovoltaic panels, guarantee efficiency and sustainability. Despite its small size, it represents an example of quality, functionality and environmental redevelopment with style and modernity.

Bio

The professional studio started by the architect. Stefano Focaccia in 1992, makes use of the stable collaboration of architects Davide Randi and Laura Baltazzi.
The studio deals with architectural design, urban planning and redevelopment, new urbanizations and infrastructures, feasibility studies and master plans, new prototypes of residential units, new interventions for the construction of buildings for hospitality, commercial, tertiary and production use, interior design, architectural restoration.
Particular attention is paid to the design of low-energy and eco-sustainable buildings, through research and experimentation of new dry construction technologies, renewable systems and energy, bioclimatic design of the building envelope.
Innovation and research, attention to the context and optimization of resources are the guidelines of a design capable of producing innovative and tailor-made solutions, to provide a qualified response to the needs of both public and private clients.
