As urban land resources grow scarce, intensive mixed-use development emerges as a critical urban strategy. Located in Xihu District’s Sandun Unit, the Chihua Street Bus Depot Cap Project exemplifies transit-oriented development (TOD), integrating public transportation with affordable rental housing. This spatial consolidation prototype enhances land efficiency while alleviating housing pressures for new residents and youth, advancing a multi-tiered housing security system.

The total land area of the project is 16,947 square meters, with a plot ratio of 2.3. The green space ratio is no less than 35%, and the building height is controlled within 80 meters. The total construction area is approximately 62,728 square meters, including high-rise (24 floors) and multi-storey (6 floors) dormitory-type public rental housing, a bus terminal and supporting facilities, and a two-story underground garage. The design strictly adheres to the national construction standards for centralized rental housing, meeting the dual demands of modern living and transportation functions.
The Chihua Street Bus Depot Cap Project in Hangzhou's Xihu District demonstrates TOD principles by integrating public transit with affordable housing. This 16,947㎡ site (plot ratio 2.3, 35% green space) features 62,728㎡ of mixed-use development including 24/6-story rental housing, a bus terminal, and a two-level underground garage. The design meets national standards for modern living and transit needs.
The minimalist façade with warm gray tones and metal accents achieves contextual harmony through stone-effect finishes. The TOP Framework (Transit-Oriented + People-Centric) implements six strategies:
