AVA Arts District is a dynamic base camp for artists and creators, deeply rooted in the irreverent art and street culture of LA’s historic Arts District. The design team aimed to create a multifunctional community that would serve as a vibrant base for a diverse population of artists and creators. The project needed to authentically reflect the raw essence of the Arts District, merging open, adaptable spaces with the neighborhood’s industrial heritage. This vision had to be realized within a dense, large-scale structure while ensuring a cohesive and uninterrupted sense of community. Through an intentional focus on spatial cohesion, artistic integration, and material authenticity, the project transforms the challenges of density into a vibrant and adaptive environment.

AVA Arts District Street Level

Located on the eastern edge of Downtown Los Angeles, the project takes inspiration from the neighborhood’s history of adaptive reuse and creative reinvention. Over the last forty years, artists have transformed this former industrial zone, repurposing warehouses and manufacturing spaces into studios, galleries, and performance venues. Positioned along Alameda Street—an essential artery linking Union Station to South LA and the Port of Los Angeles—it anchors a corridor of change, situated directly across from the future Metro underground station and at the heart of the Los Angeles River revitalization. Mediating between the low-rise industrial fabric of the district and the emerging mixed-use density, it celebrates the Arts District’s legacy of adaptive reuse and creative reinvention.

Buildings on Buildings: A dynamic 'buildings on a building' design, blending layered architecture with the industrial aesthetic of LA’s Arts District. A true homage to creative innovation and community spirit.

AVA Arts is targeting LEED for Homes v4 Gold certification, exceeding Title 24 (2016) through strategies including HERS verification, insulation upgrades, occupant education, and system commissioning. Its elongated form maximizes cross-ventilation with 500+ operable windows and naturally ventilated corridors along prominent north-south facades. All available roof area supports PV panels, offsetting residential and commercial energy loads. High-efficacy lighting, a 94% efficient domestic hot water system, and a combination of split-system and mini-split heat pumps further optimize performance. High-efficiency glazing, full cavity batt insulation, and rigid roof insulation enhance the envelope, while sustainable GFRC Oko panels articulate the facade.

AVA Arts District External Mural

AVA Arts District LA is a dynamic, mixed-use community celebrating the Arts District’s legacy of adaptive reuse and creative reinvention. Located on the industrial edge of downtown Los Angeles, the project reflects the neighborhood’s "Buildings on Buildings" tradition, utilizing rooftops for new development.
The project delivers 475 live/work units, 20% designed for light industrial uses within Type I construction, each featuring at least 150 square feet of dedicated workspace. Ground floor retail and communal spaces foster engagement, while the atrium lobby serves as the heart of the creative community, offering co-working, gallery displays, and gathering spaces.
Inspired by local artists and creative residences, the design integrates large-scale murals in the lobby, gym, and clubhouse, reinforcing the district’s artistic identity. Industrial materials—fluted precast concrete, perforated metal, and reclaimed timber—pay homage to the area's historic warehouses. Two commissioned exterior artworks, positioned on opposite facades, act as visual beacons, engaging the city from multiple vantage points.
Sustainable strategies shape the 700-foot-long structure, maximizing natural ventilation through operable windows, integrating rooftop solar panels, and featuring open-air residential corridors. AVA Arts District LA stands as a testament to the district’s vibrant creative spirit and evolving urban fabric.
