This project responds directly to the steep site and tight constraints, with adjacent homes just 7 feet away. Maximizing the floor plan while maintaining privacy was essential, achieved through strategic massing, terraces, and thoughtful orientation to create a spacious, private, and light-filled home within a limited footprint. Every design decision was made to balance openness and seclusion, transforming site challenges into unique opportunities for comfortable living.

This 1,500 sq. ft. home, nestled among 40 tightly spaced co-ops on a steep embankment, balances privacy, views, and site sensitivity. Built into the slope with stepped terraces and sliding doors, it feels open despite constraints. A green roof and Viroc facade minimize impact and maintenance. Strategic glazing connects interior and site, creating a refined, light-filled retreat. Every element is designed to enhance comfort and harmony with the surrounding landscape.

Green strategies include a planted roof, solar panels, and super-insulated spaces, minimizing energy use. The ziggurat-like rear facade shifts to enhance views and privacy. The plan centers on an entry courtyard, opening to terraces and a beach stair. An exposed concrete wall provides fire protection and sound isolation on the south side. Thoughtful material choices and passive design further reduce the home's environmental footprint.

The client sought a design that worked with the slope, respected adjacent homes (as close as 5 ft), and maximized views within a 1,500 sq. ft. limit (+750 sq. ft. cellar). To meet code and alignment rules, part of the home is placed underground with a green roof. Rear facades ziggurat up the hill, angling for views and privacy. An entry courtyard connects to terraces and a beach stair. A concrete south wall provides fire and sound protection. The solar-roofed master suite and super-insulated spaces minimize energy use. Every aspect of the design blends eco-friendly strategies with thoughtful integration into the landscape and neighborhood.

Bio

Stuart Narofsky, FAIA, and Jennifer Rusch, principals of Narofsky Architecture a multi discipline design firm located in NYC. Stuart received AIA Long Island’s Lifetime Achievement Award in 2013 and a special recognition in 2023. Their projects have won numerous national and international design awards and have been featured in publications, films, and exhibitions. They have taught and served on juries at New York Institute of Technology, Drexel University, and Pratt Institute, and lectured internationally. Honored for pro bono work by the Holocaust Memorial & Tolerance Center of Nassau County, They designed a children’s memorial garden and produced a short film. Stuart served on the Long Island Chapter board, including as president in 1999, and has been active in AIA national Knowledge Communities, chairing CRAN in 2018. He has lectured at AIA National Conferences for 25 years and was inducted as an AIA Fellow in 2016.
