Developed in collaboration with local technicians, who oversaw the urban planning aspects, the project’s architectural identity was entrusted to Icona Architetti Associati. The studio focused on the architectural concept of the facades, reinterpreting traditional materials to enhance their use, conferring to the structure a character rooted in the region. Wood and stone dominate the composition, restoring an authentic image to the landscape, in harmony with the architecture and identity of the place.

The hotel’s layout is perfectly integrated into the natural contours and topography of the land. The main front opens on a large green area where a number of single-family residential villas has been planned, while the street-front elevation facing the shorter side that accompanies the linearity of the street, joins an adjacent independent structure intended for hotel apartments. A defining feature of the hotel is its 1,000-square-meter spa, integrated with the exterior through an indoor pool flowing into the outdoors. Largely glazed, the spa dissolves the boundary between inside and out making its guests feel submerged and completely embraced by nature.
Wood, glass and stone are not only aesthetic choices but have a sustainable function. Wood, both reclaimed and new, strongly representative of the area, speaks to tradition while reducing carbon dioxide emissions and electricity consumption. Glass with its transparency and reflective properties, deepens the relationship with nature, immersing man in the surrounding environment. The large windows reflect the landscape offering an unprecedented view even outside the structure. Stone, with its solidity, durability, elegance and grounding connection to the mountain, makes the building a homage to its alpine setting. Greenhouses on the roofs of the residences make each entity self-sufficient by regulating the indoor microclimate.
The design of the facades expresses a strong sense of responsibility toward the local area and its communities. They are conceived to meet the highest standards in terms of energy efficiency, sound insulation and internal comfort. The goal is to promote a sustainable development in balance with the surrounding ecosystem and attentive to the well-being of the people living there. The shape of the building is deliberately open to the landscape, providing panoramic views in every direction. A system of wooden slats wraps around the main volume, combining cladding in balconies and loggias, and creating new points of observation with the surroundings. Every detail - architecture, interiors, wellness areas, and culinary concepts like the “Longevity Kitchen”—is carefully considered to enrich the guests’ holistic, regenerative experience. Sustainability is central throughout: advanced smart monitoring systems will continuously control key parameters such as air quality, energy use, water recovery, waste and plastic reduction. The ultimate goal is to achieve LEED Gold environmental certification, embodying a genuine commitment to responsible and forward-thinking architecture.
"Imagining a building able to fill an urban void left for years carries a profound meaning and sense of responsibility. It is not simply about construction, it’s about restoring value reactivating a dormant place, breathing life back into a piece of the city through an architecture capable of engaging and dialoguing with the natural and human context. The possibility of combining architecture, sustainability and quality of life is what makes this project truly special”.
Icona Architetti Associati is an architecture and design studio founded in Milan in 2013 by the duo Marco Orto and Federica Poggio. Heirs to the modern lesson of the Italian masters of the 20th century and aware of the suggestions of the contemporary, Icona claims an immersive and humanistic approach to design. Their work always originates from a dialogue: human and sensory, with people and contexts. Icona embraces a wide range of operational scales, from master plan to product design, thanks to a vast network of collaborators. Materials are given a central role: this is the idea of “Icona Touch,” a multisensory concept in which optical and haptic come together in a single experience. The axiom of fluidity is also part of Icona’s fundamentals. The ability to modulate space according to seasons and functions is the method used to create flexible eco-systems. Fluidity that, together with the curved line, symbolizes the true signature of Icona Associated Architects.
