The very distinguishing feature of the project is ‘The SIGN’, a common thread that visually unites the buildings and public spaces. The sign originates from the pedestrian flow coming from Romolo underground station. It then crosses the buildings and square and creates a path formed by materials and traces of light on the pavement. On the façades, ‘the sign’ emerges in the luminous glass curtain wall extending between interruptions in the metal ‘skin’. This one simple gesture holds the project together, reconnects it with its context, and makes it clearly identifiable. To create glazed facades, we used full-height insulating glass units that lets in the highest level of natural light while minimizing solar heat gain.
The project renovate the lot while maintaining a link with the neighborhood and thus aiming at the genesis of a harmonious dialogue between the existing spaces and The Sign. Buildings, public square and green spaces have therefore been located in continuity with the existing structures. In this way, a particularly lively relationship was born between The Sign and the green corridor of the neighboring IULM University, placed in strong continuity with each other. The Fernanda Pivano Square, designed as an ideal continuation of the park belonging to Iulm, becomes the epicenter of the neighborhood, a place where to meet and socialize. This is a great opportunity both for the employees that work in the buildings and the community, since before this area was characterized by a lack of services.
The buildings are NZEB rated energy class “A”, with zero local emissions and LEED Platinum certified. Amongst the sustainable solution: geothermal power and photovoltaics; reuse of rainwater; use of sustainable materials for high indoor environments comfort; very high-energy performance thanks to correct orientation of the buildings. The Sign has implemented several measures to ensure a high level of biodiversity in the area: the enhancement of existing ecological corridors through the creation of an area with flowers and lawns; the installation of shelters and nests for small local fauna; the creation of ecological passageways for small land animals, and the creation of pedestrian/bike links. These measurements led the complex to achieve also the Good level of BiodiverCity.
The Sign complex was born on a site which, after the demolition of the Vedani Foundry, remained abandoned for a long time and little frequented by the inhabitants of the neighbourhood: the project therefore redevelops a former industrial site from the 1950s, supporting the urban regeneration process which is involving the entire urban area south-west of Milan, today an area of great cultural ferment. Thanks to the The Sign the neighborhood is now more and more alive, architecturally advanced and sustainable, perfectly in line with the new face of Milan. The creation of a public square equipped with food outlets and parking spaces for bikes and car sharing stations guarantees a higher quality of life for both workers and students of Iulm University. But the most important positive contribution is given by the green areas, which are a driver for the genesis of spontaneous forms of aggregation at various times of the day. This business district completely redraws the skyline of the city, further changing an area which is becoming more and more culturally and artistically relevant. The result of this urban regeneration project is an area that has been given back to the city and its community.
