Within a prestigious hotel in Muscat and a residential tower in Doha, these three projects express a vision of contemporary living that blends luxury, landscape, and materiality

A vision of contemporary living suspended between landscape, collecting, and materiality, where luxury is expressed through spatial quality, attention to detail, and a constant relationship with the outdoors. Located between Muscat and Doha, the capitals of Oman and Qatar respectively, these three projects by Peia Associati interpret and narrate different contexts and cultures through a recognizable design language defined by comfort and refined materiality.

Based in Milan yet always oriented toward an international dimension, Peia Associati — founded and led by Giampiero Peia and Marta Nasazzi—has developed extensive experience across a wide range of typologies: private residences and villas, public buildings, sports facilities, commercial and office complexes, factories, multifunctional towers, hotels and resorts, showrooms, and pavilions. Continuous engagement with diverse cultures, climates, and landscapes has fueled the studio’s expressive research, resulting in projects capable of reinterpreting contemporary luxury, as demonstrated by the three recent works completed in Oman and Qatar.

Set within a prestigious hotel in Muscat, the penthouse designed by Peia Associati unfolds over two levels, opening onto the sea with a large panoramic balcony and culminating in a rooftop conceived as a true extension of the living space: an outdoor lounge area immersed in a tropical garden.Penthouse a Muscat, Oman - Peia Associati Courtesy Peia Associati


The interiors are defined by a warm, natural material palette. Beige Omani stone floors engage in dialogue with light walnut wood paneling, which characterizes the living area and creates an elegant yet welcoming atmosphere. Particular attention was given to the bathrooms: four distinct spaces, united by custom-designed stone washbasins. Upholstery fabrics were chosen to echo the colors of the sea, reinforcing the dialogue with the surrounding landscape. Apartment 4 in Doha, Qatar

Refined and welcoming, this bright penthouse occupies the top two levels of a residential tower in Doha, offering spectacular views over the waters of the Persian Gulf. With a surface area of 700 m2, the project interprets luxury as an intimate, family-oriented experience, constructed through the contrast between a neutral architectural shell and furnishings in muted tones with soft, enveloping forms.Apartment 4 a Doha, Qatar - Peia Associati Courtesy Peia Associati


The iconic element of the project is the bespoke sculptural helical staircase, whose steps seamlessly extend the terrazzo flooring. Its lightweight metal structure and curved glass balustrade give the staircase an almost immaterial quality, further enhanced by the presence of a lush internal garden that wraps around it.

The lower level hosts the living area, where the lounge, dining room, and bar unfold in a continuous spatial flow oriented toward the panoramic terrace, furnished as a green oasis with botanical walls and large planters containing olive and pomegranate trees.

The upper floor, dedicated to private functions, offers a more intimate atmosphere: oak floors interact with soft textiles and earthy tones in the bedrooms, while the bathrooms are defined by natural stone cladding and bronze-finished fittings. Like Apartment 4, this project also occupies the top two floors of a seafront tower, but it interprets the space differently, focusing on verticality and on the relationship between double-height volumes and internal circulation. Apartment 2 a Doha, Qatar Courtesy Peia Associati


The heart of the home is the white metal staircase connecting the two levels, with wood-clad steps overlooking a double-height living area that amplifies the perception of space and light. Wood paneling 
characterizes both levels, warming the interiors and providing surfaces dedicated to the owner’s collection of modern artworks. A large, custom-designed circular fireplace becomes the focal point of a second lounge area, completed by a vertically developed metal and travertine bookshelf designed to display a valuable collection of vases.Apartment 2 a Doha, Qatar Courtesy Peia Associati


Lighting 
relies primarily on indirect systems, with concealed coves guiding the spaces, while two statement chandeliers —one above the staircase and one over the dining table — introduce a scenographic accent with an essential design. Large sliding glass doors create continuity between the living area and the terrace, furnished as a suspended garden with a bamboo green wall and large planters of olive and lemon trees.

Here too, the bathrooms are entirely clad in natural stone, including the washbasins, and finished with elegant fittings in keeping with the sophisticated language of the overall project.Apartment 2 a Doha, Qatar Courtesy Peia Associati
