In Maine, a mass timber student residence embodies the radically sustainable vision of a pioneering institution
OPAL Architecture has completed Massivhaus, a new student residence for the College of the Atlantic in Bar Harbor, Maine. A mass timber structure that meets Passive House energy standards, the project integrates sustainability with communal student life to expand the institution’s housing capacity and reinforce its core values.

Founded in 1969, the College of the Atlantic (COA) employs a radical educational approach centered on human ecology, an interdisciplinary field exploring the relationships between humans, the environment, culture, and economic systems. Within this framework, environmental responsibility is a practical principle that guides all campus decisions, with the institution the first in the United States to achieve carbon neutrality in 2007.

OPAL previously completed the institution’s primary academic building, the Davis Center for Human Ecology, in 2021. Massivhaus continues this ongoing design partnership. By establishing a cohesive building system, the project embodies the college’s vision for a space that integrates advanced sustainability with human interaction and a focus on community.

Encompassing a floor area of 1,087 m2, the building utilizes an all–mass timber structure, paired with wood infill walls and wood fiber insulation. This approach drastically reduces emissions by sequestering biogenic carbon – the CO₂ absorbed by trees during growth – and facilitates rapid on-site assembly.

Siting the project on a previously developed lot limits the impact on the local ecosystem, while the use of bird-friendly glazing protects coastal avian populations. Every component contributes to a cohesive decarbonization strategy aimed at achieving net-zero energy.

Functionally, the project prioritizes communal spaces. The ground floor houses a communal kitchen and flexible meeting areas designed to accommodate groups of varying sizes. Individual storage units for each student are integrated into a system that supports communal daily life.

Composed with a minimalist logic, the single and double rooms feature timber walls and ceilings that highlight the simplicity of the structural system while establishing a warm, tactile atmosphere.

The oceanfront setting reinforces the connection to the landscape – a key element of academic life and research at COA – while expanding both the visual and symbolic horizons of the project.
